1) Outlets in the two bathrooms were not functioning for entire lease. 2) Sprayer in kitchen sink was told it was broken (and put together with duct tape) never came to fix. Sink also leaked. 3) Running out of oil in the middle of winter, stuck with cold water and no heat for days at a time. (Water and Heat are included in rent) 4) Had brand new Jeep Cherokee Laredo keyed by a tenant below us, after they harassed us with calls to the police about my -just turned two-year-old- son, running, walking, falling off the bed at 8:05 p.m., (you know&all those annoying things needed as a child to live) we could do nothing and Valerie did nothing either. Our estimate to fix it is over $500.00. Police report was filed. 5) The tenants that followed below, -college kids- were worse. Jumping off the balcony, vomiting from the balcony, flipping cigarette butts to the ground below. Also had the joys of catching them after a rough party night with puke all down the stairs, beer cans strewn about the car park, cigarette butts everywhere. Music would blare at all hours with most nights the party beginning at 11 pm. Music was always loud enough to hear the words to the song, while the bass vibrated all of




the furniture in the living room. We would call the police, along with the lady that lived below them. For 99% of the time Valerie saw it as, in her famous words not my problem. Of all times, we had to call the police on Christmas Eve at well past midnight for the party that was going on. Numerous police reports filed by not only ourselves, but the tenants below them also. 6) Dishwasher never worked properly, always came out dirtier than when they went in. 7) Garbage disposal broken for 2 years straight 8) Bulbs blow at a phenomenal rate. Something is wired incorrectly in the building. 9) Large gap where the wall and ceiling meet in the master bathroom from where the building has shifted so much. Same in the outer hallway. 10) Have fallen, along with every other person in my family in the un-sanded designated parking spots. Normally the parking lot is like an ice rink. There is a sign inside the door that tells you to put sand from the bucket on the walk outside if needed. There hasnt been a bucket in weeks. 11) Mutual hallways and stairs are normally filled with something disgusting from puke, food, beer cans, a list for the doctor for an HIV test among other things weve seen. 12) Apparently, dogs are not allowed, or that is unless Valerie likes you. There are several tenants with dogs, including the one next to our unit that just moved out with a big Shepard mix dog. 13) The place looks, on the whole, that you are living in Section 8 housing. 14) When we signed the lease, there was a picture of a lovely play area for the kids, well; we found out later that it had been torn down due to insurance purposes. They left a metal dome climber, but the kids cant get to it in the summer because they mow around it, leaving the grass to cover the play area. 15) If you live near the pond in the middle, prepare to have your vehicle crapped on by ducks and seagulls on a daily basis.


16) Construction in the area surrounding the complex made living near impossible in the summer, with all of the digging and blasting, it rocks the whole building due to its poor construction. 17) Speaking of construction, the islands in the kitchens are made of such shoddy material. They make the front out of hard wood and the back out of particle board, hence the weight of the front and the weakness of the back wood, causes the face of the island to come apart without warning. 18) 3 out of 4 of our burners on the stove worked from when we moved in up until we moved out. 19) NO community activities, tenants groups to air grievances. 20) Apartments are dark and depressing with only 4 small windows and no cross ventilation. Very poor air quality. 21) Over 4 months ago a support beam from the entrance way fell instead of securing it, it was stuck back in at an angle to give the illusion that it was safe and sturdy. 22) Often the main building fire alarm system would show a trouble area, however, it would be left for extended periods of time, especially if on a weekend. 23) When there is a dusting of snow you are THREATENED to move your vehicle for plowing the lot, with the threat being towed at your expense. You are supposed to hear Frank, the handyman, bleep a little horn, no louder than a kids bike horn, on a small tractor with a plow. And if you dont happen to have ears of a bat, they will tow your vehicle at you cost of about $80.00. One winter storm nothing more than a dusting really- an elderly couple had to go to the hospital for a day surgery, while they were gone with their daughter, the management had the car moved and no note telling them where it was. I thought the elderly woman whom had the surgery was going to cry, when she couldnt find her car. They moved out very shortly after that. 24) This fall someone threw a few bags of garbage on the road to the bins. Which this was directly across the small road from the tenants homes. The bags burst open and litter flew all over. Valerie, Frank, and the other employees knew it was there, yet never did anything about it.


25) One time there was a used condom on that same road, that, I might add is where all the kids ride their bikes. It took two calls from someone to the office for it to be removed, and eventually she gave up and it was never removed. 26) Within a time frame of 6 months rent increased by $60.00.with in two separate increases. 27) Something is wrong with the sewer drainage, constant toilet over flows, shower struggles to drain, sinks block up. 28) Had the Christmas wreathes on the buildings left up until May-June last year. 29) Non-Tenants fill up the bins with furniture, appliances, garbage etc. and cause more pick-ups for the bins. This results in not the management trying to stop it- but a raise in tenants rent to cover it. 30) Garbage pick up happens any where from 5:30 am onward. So be prepared for a shocking jolt awake by three massive dumpsters being slammed against the garbage truck. 31) When we moved in there was only a Wal-Mart that you could see from the complex, since then they have constructed a Lowes, a Longhorn Steakhouse, Ruby Tuesday, and plans for a strip mall across the road on Turner Street. Not to mention soon a Best Buy. It was like living in a constant construction zone and soon will be like living in the middle of the Portland Mall. 32) Famous words of the manager when something goes wrong, Its not my problem I dont know HOW many times we heard that. 33) According to the lease you are afforded one numbered space for your vehicle and one space that is unnumbered. However, in the majority of the buildings DO NOT have enough spaces for two vehicles per tenant. So you have to find a spot away from your building. 34) We used to laugh at letters from the office or posted signs, NOT one of them could spell. You would figure that you would at least proof read or spell check before you sent out around a 100 letters to tenants. Or posted a sign on the garbage bins. 35) If you have a motorcycle, be prepared for being forced to pay an additional fee for a storage unit to park it in. You are NOT allowed to park it in the parking lot, regardless if it is in your spot or not.


36) The building is falling apart. In the hallways of the new buildings, the walls are cracked; there are gaps in the wall/ceiling where it connects. Doors are warped, and not level. Doors will be ok one day, a different angle the next and ok again another day. 37) The caliber of people that are allowed into these Luxury apartments is totally unacceptable. No screening of any type for character or legal are carried out. A credit check is occasionally carried out. When we moved in there was no check whatsoever. 38) In the summer on the second and third floor is like living in a sauna, no matter how many air conditioners you have. 39) At no point do you feel like you are in your home. The complex And management gives the feel that this is a business and you are a dollar figure. Your home is never safe from their rent increases, threats, equipment and structural problems, other bad tenants around you (we had plenty of them). 40) Lights in communal hallways are always blowing. Which leaves a whole floors stairway in the dark. Fixtures are too high to change them. Maintenance will not change them for months. When we left the one on our floor had been out for over a month. It is just luck that no one has fallen yet, resulting in a major injury and I am sure a hefty lawsuit. (Again something else to raise the rent).


NOTE:


When we moved in so many things were wrong with the place, shelving falling down, stains on linoleum, and carpets, burn holes in carpet, missing towel racks, broken a leaking faucets, cracks in sink, glass in closet doors cracked. Watch carefully when you are given the checklist for your move in. Make sure you not any and everything no matter how small it seems. They WILL charge you for it on your move out. Outside in the hallways were filthy carpets and walls the entire time there.





Please when considering a move to or within Auburn, DO NOT move into Auburn Mall Apartments. It is by far the WORST place we have ever lived. We feel horribly that our family was subjected to the 2 years we suffered there. There are so many better options in the area. Look around first. Not only will they be healthier to live in, but in most cases more professional and cheaper. By no means does this list cover ALL of the problems we encountered during our hellish stay with Auburn Mall Apartments, but it is as much as trauma we can recall. Do your homework on this one, and call local police for reports and activity in area/ building before moving in. You will find a trend within certain buildings in the complex, and the complex as a whole. It is not a place for anyone with a family. They are not designed nor managed for a family environment. Do yourself and your family a favor and skip this dump.
