Maintenance is really good - very friendly and efficient. Never have to wait to get things fixed - usually that day or next day at the latest if you let them know late in the day. Gated parking and gated access so inside grounds it is safe. Parking is allocated one space per bedroom - no extra parking - no parking for guests. Manager is great. Appliances and items inside apartment on the cheaper side - but okay. If they put in better quality stuff rent may be prohibitive. They have strict rules - but that is what makes it a good and quiet place to live. It is surprisingly quiet for downtown. You have to give 60 days notice before you move - even at the end of your lease and breaking a lease is VERY expensive.
Lots of places within walking distance where one can eat out. There are too many homeless people in the area - but the homeless are all over downtown Birmingham. If you want to live in a complex with green grass and room to get out and enjoy the outdoors or just walk in safety - it is best not to live in downtown Birmingham. Downown Birmingham apartment living is just that - living inside the apartment.
All in all - if you can accept that - Carriage Court is about as good as it gets for downtown living.
