The staff does their best but do not have a sufficient budget to maintain the property. Gates have been broken for 6 months, buildings are in disrepair. Office and model are nice... don't be fooled! Water bills are extremely high, from talking to residents at other Engel properties, seems a common story. They bill the water through the apartment complex. Bill for one adult and one child anywhere from $60 to $90 per month!!

In the year that I stayed there the maintence was excellent and it felt safe. If you have kids it is a great place to have them meet friends. Only problem was there were a select few that sped through the parking lot.
