Our Review for Newport Mesa

Newport Mesa is located in the heart of Mesa and close to the Superstition Freeway, giving great access to shopping - all kinds of retail and good grocery choices - and the complex is a quick hop to the airport. Resident reviews note confusion with which utilities are included and the additional fees management assess. Many reviewers praise the staff and apartments. However, some feel their rental agreements are not clear, which can cause mix ups now and again.

I lived in 1 BR and studio apartments here. The studios are somewhat high proced for the size and have tiny kitchens and bathrooms with no dishwasher. They are actually quite large though as compared to some studios. The 1BR apartments here are much nicer.

There used to be a great manager here but she was promoted to another complex. The one now just doesn't give a darn. The assistant manager is helpful and friendly but gets overridden by the management company policies or manager. The management company loves to tell you they have big plans for fixes to problems but you'll wait years for any action if then. This places apartments rent for more than the other complexes around it do. But you really don't get any more for that price.

Regardless of which one you take you will find from the moment you move in that the price gouging starts. There's lots more move in fees than specified and you'll likely not be notified till you've already commited to them. Then every time your lease expires the rent goes up significantly.

The worst pricing surprise your likely to get is the bill for electricity and water must be paid to the management with the rent and you often won't find out what that amount is till 5 days or less before the rent is due if then. This was the worst part about living here. It was incredibly different to budget rent as the electric/water could raise that amount between $50 and $150 every month. It's also based on a weird sharing thing. That means you'll be paying your neighbors electric if they are electric hogs.

The maintenance staff are phenominal and are without a doubt the high point to these apartments. I never had any problems they didn't fix promptly.

I lived in 3 apartments here and never had bug issues. The grounds are clean and nice looking. The maintenance people clean up the trash frequently.

The laundry rooms are pretty bad. Most of the time they do not have hot water and are frequently nasty filthy. There are frequently machines that don't work and don't get fixed for months. Also at $1 for wash and $1 for dry, this is a little more than most places I've been. Granted, it will cost you more if you take your laundry to a commercial place, but at least there the machine work.

The noise levels are bad if you choose to be by the pool or those that face the parking near the entrance and exit. The apartments toward the middle of the complex were quieter.

One covered space is provided for each tenant. The uncovered free spaces are limited and your visitors will frequently have problems parking. This is because the covered spaces are not those closest to the apartments so tenants tend to park in the free spaces instead of the one allotted to them. If you live here be prepared to have to have people towed out of your space. Luckily management provides you with a tow card so you can get this done without their having to be there at no charge to you.

This complex's entrance and exit is on the very busy Southern Avenue so you may have some issues getting in and out at times. There are security gates which do work most of the time. Unfortunately though there are huge gaps in the wood fences where the fence has been knocked down. It becomes a common walkway for every scoundrel in the neighborhood. So vehicle traffic is curtailed but foot traffic is not. Don't rely on the security fences here.

If the prices wouldn't have got so darn high, I probably would have stayed in a 1BR. But considering after a few years the 1BR was costimg me about $150 per month more than their competition, I moved. If you can get a good introductory price and understand this price will increase over time, I'd recommend this place.

So in summation, I was required to answer Yes or No to would I recommend this place. I give neither a thumbs up or down. It sits in the middle of the quality I was looking for. I lean a little on the Yes side so that's how I answered.
