3 years here ( over a year ago )

I've lived here for about three years, and have been pretty happy with the unit I'm in. Tile, good sized kitchen, light, plenty of closet space.
The miscreants come and go- there has been a lot of improvement in the culture since I moved in- I used to see fairly serious police activity here on a regular basis, but haven't in the last year or so.
I had ants come up through the dishwasher when I first moved in, and through a closet floor more recently- mgmt sent pest control and that worked well. I've found 4 or 5 scorpions in the last year- if the scorpions continue, I'm out. Besides the fact that this is AZ, I suspect the scorpions are related to the drainage areas for the sprinkler run-off. No amount of spraying is going to compensate for that. There are LOTS of crickets outside- scorpion food. I would absolutely not want to live on the ground floor, here.
It's been an OK place to live; I don't interact with the office staff or maintenance, much; I don't use or live near the pool/exercise room, etc. It can be noisy sometimes, with all the stucco surfaces it's like an echo chamber... but again, that's AZ.
If I were looking to move in here, I'd want an upstairs unit on the outer perimeter of the development.

We moved here in July last year and have enjoyed living here. The apartments are really nice and really cheap! There have been some loud people in the pool at night and usually someone drinking and/or smoking in the pool and no one to stop them. The management if nice and friendly and seem like they really try to help. I have heard that some apartments have scorpions in them, but we have not seen any. We have seen crickets and other bugs, but not more than I would expect in Arizona. Overall we have really enjoyed living here.

I have lived here for several months now and i think this complex is very nice and overall much better then a lot of much more expensive apartments ive seen. The worst things here are the Inmature Idiots which from experiance are a definate in any apartment complex!!! And as far as parking some areas are real good and some a little crouded do your research before selecting an apartment location on the property if thats a concern for you. But overall its a good place to live and if you cant handle a little bit of noise once and a while then DONT move into an apartment...

I've lived at San Angelin for six months and moved here from out of state. The complex is kept up, with the occasional mess here and there, which is usually cleaned up quickly. I do often see beer bottles/beer cans on the ground but that would be eliminated if people would just be respectful and clean up after themselves. However, when the young maintence guy comes around in the morning, he picks up after everyone. The staff really does try to keep this a well manicured, respected community. As for parking, it's bad in some areas, better in others. There will never be assigned parking (per the office) but they do provide ample covered parking, which is nice in the AZ sun. There is only one pool, so if that's something that's important to you, then you may be disappointed. There's also one, tiny fitness room that's in the office and it's only open during business hours. The construction of the walls is very good. Unless your neighbor has the TV or stereo VERY loud, you cannot hear a thing. However, all of the apartments are mainly tile (and it's very nice tile), so keep in mind if you live on the first floor (where all of the one bedroom's are) then you will hear your neighbor's above you, unless you have very kind, quiet neighbor's. I had a new tenant move in above me with children and it's horrible. I hear constant running, banging, dropping things, etc. It's so bad, things on my walls vibrate!! Thank God I'm gone most of the time! P.S. My neighbor has been addressed of the issue. But, I even hear her walking so I'm learning to just get used to it. My previous neighbor's were very quiet so I got spoiled!! Overall, I am extremely impressed with this apartment complex and you cannot beat the price.

The place is overall pretty nice, something you'll have to see for your self.

There are a lot of young people here but most are nice and well mannered.

It's the older trashy people that make this place seem like the ghetto.

Some people are here because we're young students, single parents, etc...

But then you have the older tenants raising there grandkids and raising **** with everyone else.

I have had many problems with people that are clearly "white trash" and the office does nothing about it.

If you didn't move the ghetto in, the place wouldn't have turned into the ghetto.

Needs better management with better judgment if you want this place to succeed.

You can see 'ghetto' and 'white trash' from a mile away. Keep them out and you would have a very nice complex.

I am moving ASAP due to these people and nothing else.

Wow, my goodness, I just finished reading all the reviews and I must say, I'm shocked. Anyway I am a single Mother of 2 children and have lived in the Apartments for almost 3 years and plan on staying an additional 2. If you are on Section 8, like myself and need an Apartment in Mesa, I'd say its the Best place to go, simply because of the location, location, location. All the negative remarks the Noise, due to excessive parties every night is Correct, I must be lucky cause I just have to ask my neighbors who love to party with Management who lives on the property, to keep it down and they do, the parking also sucks, there are ways around it, get home earlier and never leave. I'm in the back and most of the police reports, and crime happened and continues to happen up front, where now there is a Mesa PD Officer who walks the apartment complex, much better. All in all for Section 8, this place ROCKS MY SOCKS!!

I've lived at San Angelin for two months and I'm really happy with my apartment. I moved here from out of state so I relied on family members that lived here to point me in the right (and safe) direction! Jamie, in the office, is exceptional. She also lives on the property so that's a good sign! My cluster of units are primarily quiet with only a small exception, sometimes. My neighbor's above me can be loud as can my neighbor's to my left (party animals that like to smoke...a lot)! There is a small group of boys that ride skateboards all over the walk ways and that's a no-no in the Rental Agreement, but it has not really been an issue. They also tend to hang out outside one cluster of apartments (not mine, thank God) so I'm sure those tenants are irriated! I'm pretty happy with all aspects EXCEPT parking. Parking in my area is horrible, where other parts of the complex have too much parking. It is all design error. But, it is a problem. I have started to get used to it. Most of the parking is covered with numbers per spot, but the front ofc. guarantees there will never be assigned parking. So, not sure why the parking spots are numbered. Overall, this is a pretty nice complex, in my opinion, especially for Section 42. It's what I call "blue collar living." You live in nice apartments but you can still afford them! They're in a great location too. There's a grocery store down the road, easy access to the 60 and many other places to shop. I haven't lived "the apartment life' for more than five years but living here has been easy.

I have been at San Angelin for almost a year and I can understand where some of you are coming from. AT FIRST. Now it is a totally different story. First of all lets just say that if you were to walk a few of the other properties around Mesa you will see a significant difference at San Angelin. You can never pick up all the trash but the maintenance people do have it under control. Secondly, if you look at the dumpster areas, they are very clean. Trash gets picked up 3 times a week. Call other properties and find out how often they get picked up. No problems there. Finally the Office staff are very helpful in any way possible. Contrary to popular belief they are very very busy in the Front Office. All in all this is a very nice place to live. We cannot control all the residents and what they do, but we do our best to make this a very nice place to live for everybody.

I have been here well over a year, and I feel safe and have had no complaints. Of course there is noise! If this low level of people having fun bothers you, then eat Ramen Noodles for a year and buy a f****** house! And for the parking; I have lived several places including the apartments directly across the street (Sandbridge) and it is SSOOOOO much better. People say that it is government housing, blah . . . . I say that's great because there are not as many vehicles as everywhere else I have lived, and I can park near my apt.

I have lived here for over 1 year & I have no problems with noise, parking & dog crap. The apts inside look very nice. I have plenty of friends that say nice things about my apt. The front office staff are very nice & try their hardest to fix whatever problem or concern that I may have. I am a single parent & feel safe at these apts. Any apt that you live at you are going to hear some type of noise. People may complain on this site but I am sure it is those that never have lived in a apt or brought it to the front offices attention. Also it could be things that are out of their control to fix. That is why you have car insurance. The parking lot is well lit at night & they do have a security patroling on the weekends at night. I just think if you have such a problem with these apts you are one of those people that if it is not one thing it is another. You can never be 100% happy. I will live here for as long as I need to until I can afford a house. It is affordable living you know? To help you out with an affordable rate so that you can get on your feet. Not the Hilton. So if you don't like it go buy a house!!!!!!!

I can't believe some of the reviews that I've read on here today. I've lived in San Angelin since it first opened (so this means we renewed our lease once already) and love it here.

For all of you complaining about noise levels...obviously you arent used to apartments. I've lived in 3 different complexes and the noise here is no worse than anywhere else. If you live in an apartment you have to expect some noise...its unavoidable.

As far as the partying...I am a college student and can say that my downstairs neighbor would not complain about us. My roomate and I both know when to keep it down. So quit ragging on us students.

Parking?? Yeah it sucks....get over it and walk your fannies. I know none of you are walking anymore than MAYBE 400 feet...c'mon how lazy are you??

Trash?? I never see beer cans around like most of you claim. Dog poop is always cleaned up at least once a week by maintainance, and the dumpsters being full never seems to be an issue.

All in all....its a good place to live. I dont understand why everyone complains. I have suggested this place to a least 10 people and had about 8 move in...all of them feel the same as i do.

You cannot expect much from a place thats Gov't subsidized. They attract college kids, party goers, lower class people and so on. The apartments are very noisy and that is mostly due to how cheaply made the apartments are. I can hear my neighbors walk up and down the stairs and the guys below us can hear our toilet flush like its hurricane Ivan!!! I have hear horrible stories about people here or people coming into the complex and causing trouble but have never come in contact with anything. I.E. homocide or foul play death, rapist hiding out here, drug deals. The parking lot is a mess because it so so narrow that only one car can pass through or you may hit them! Other than that, if your in the party scene this is your place. The apartments are great besides the noise levels. I have never seen beer cans scattered all over, but dog **** is another thing. Luckily new managment has tried to do something by putting out dog crap bins and bags!!!

My husband, one year old, and I love our apartment. It's very nice looking, both inside and out, and the maintenance and office staff are extremely nice and helpful. Also, there is not a lot of traffic noise, even though we can see the US-60 from our balcony. The walls are thin, but definitely not a real problem, and there is a quick response to parties that get too loud. Our neighbors are incredibly friendly, and everyone has a very neighborly attitude, always willing to say hello and help out when needed. I would recommend this place to all ages. (By the way, beer bottles have never been a problem for my daughter and I, and we are at the playground every monday-friday)

Management rented to mostly college students. Police frequent here to break up parties, fights and dometic disputes.

Due to the large number of young residents the property is littered with trash. Beer bottles strewn about the playground.

The noise level is rediculous. These apartments have 2 story units located above the downstairs units. Sounds like someone is going to come through the ceiling.

Parking is a nightmare. The parking lot is so narrow barely two cars and pass each other at a time.

What could have been a nice community was ruined by the management team who rented to primarily people 18 to 25.

Basicaly... Look else where.

Although a younger crowd in the complex, everyone is very friendly and willing to lend a helping hand. Most apartments are brand new with carpeting only in the bedrooms, a plus for young children. A few parties happen on weekends, however security partrols regularly and noise is not a proplem. I would recommend this property to ANYONE!!!
