I have read many negative reviews on this site and I do not agree with them at all. I have lived at Presidio for 2 years and have had good experiences with the facility and staff. Maintenance request were ALL handled within 24 hours. No issues with parking. There is some noise and the occasional police visit, but there are a large number of units and that is going to happen sometimes.

I've lived here 5 years and at first this was a great place. Since the new management company took over, it has gone downhill. The complex is borderline ghetto clientele. The noise is horrific - I can hear my DOWNSTAIRS neighbor's big mouth non-stop.
They have responded very quickly and efficiently to any maintenance issues I've had and even replaced my carpetting when I requested it. I haven't had any scorpion or bug problems at all. When I did see a sewer roach, I contacted the front office and they had the bug sprayers spray inside my apartment and that was the last of the roach problem.
My main issue is the noise. You can hear cars screeching at all hours, loud-*** neighbor 24/7.
Beware of surprise charges and fees !

I've lived here a year and a half. I always pay my rent on time. When given a grace period of a few days, sometimes I take advantage. After all, if there is no penalty for paying rent on the second or third of the month, then the extra day or two may really come in handy some months. Imagine my surprise when I went to pay my rent on the second of the month and was told that there is no more grace period and I owe $60 in late fees for paying one day late! When I asked "when was the grace period policy changed," they said over a year ago. Although I've taken advantage of it from time to time, I've never been told I was late before. "Well, you should have read your contract," was basically the reply from new Community Manager Roxanne Brown. And she even insulted me by saying, "I can charge you late fees for all those months in the past if you like." Can you believe that crap? How dare they change the rules on people and then hide behind the fine print of the rental contract. If I would have known there was a hard deadline, of course I would have paid on time. But there was no notice, no phone call, no warning of any kind, and no mention of it for the last year whenever I was paying "late." They may be legally in the right, but it's a cheap shot to the residents and a bad way to manage. Do not trust them. <P>

I loved living at Presidio, every aspect was fantastic. I had to move as night and day we had scorpions from about May to October it was horrible. Many of my friends did not have any at all. Too bad, I would recommend these apts, but you cant change nature. <P>

I must have lucked out. I got new carpet, new tile in bath/kitchen, new dryer, fresh paint. The neighbor above me was not so lucky. Mgmt is in the process of replacing washers/dryers and refrigerators in all apts. Parking for guest can be a challenge, but I have not had a problem with someone parking in my assigned spot. Driving through the parking lot can be dangerous as there are many blind spots when turning corners. When you call maintenance, you have to leave a voice mail and may or may not receive a response. Mgmt does need to become more strict about dog owners not cleaning up after their dogs. Mgmt also needs to be more strict about what people have on the patio/balcony. There is an apt that still has their Christmas Tree on their balcony and Merry Christmas still written on their sliding glass door in mid February. Another apt still has poinsettia garland on the balcony railing. An apt facing the park next door had dirty mattress/box springs on their balcony for over six months which I reported to the office. Thankfully, they were removed immediately. Overall, I feel it is a good place to live.For me, the best part about my apt is having the w/d in the bathroom and it was the deciding factor in choosing my floorplan. The trashy part of the property could be cleaned up if mgmt would just take notice and care about what the property looked like. <P>

I was very comfortable in my stay at the Presidio. Any problems I reported in my apartment were taken care of in a timely and professional manner. The response to problems with/on the grounds was less prompt, but not untenable. The office staff was always helpful and curtious. My only complaint would be with the few tenants who can't seem to clean up after their pets, and will not do their part in keeping the appartments and grounds in shape. In spite of the current social trends, we renters also have some responsibility in the upkeep of our living space. <P>

These apartments are a bit better than what I'd lived in over the years. There are some small maint. problems (leaky toilets, washer/dryer, faucets), most of them can be taken care of fairly easily if you know how. Maint crews are kinda hard to get a hold of- you have to leave a recorded message on their machine and hopefully they'll fix what you want. Managment is fairly pleasant and usually helpful. The rent is expensive, but that's pretty standard for the Ahwatuke area.
Noise is what you would expect from an apartment, and depends complely on your neighbors. There is nighttime security, but sometimes they take a while to respond. The good thing is that Phoenix Police take noise complaints very seriously and if you call the police they arrive fairly quickly. The best part is that if you ever call the police for a noise complaint a second time on the same people within 6 months then they get a bill for a thousand bucks. The community is not gated, so there are a good amount of parties and "get togthers", but not too many. Don't loose sleep trying to ignore it, just call the police and set a standard that you prefer to sleep at night as opposed to listen to music.
Parking is what really stinks is this place. You only get one covered spot per apartment, which you frequently have to fight for from some jerk who likes your spot better. Although you can get a tow card and have them towed at your whim (a lot of fun!!). Any other drivers in your apartment will have to fight everyone else for the few remaining and narrow open parking spots. This is not a gated community, so it is pretty much a giant public parking area.
Aside from this stuff, make sure to walk through your apartment before you move in, make sure it is the EXACT one that you will be living in, as I've heard of people moving into apartments that they had not seen and been really upset.
