I lived in Finisterra before, and there are just no words for how much better it is here.

We inspected our place (Cypress layout) from head to toe and found no evidence of mold, and so far so good; been here 4 months.

I have yet to hear my neighbors on one side. Ever. I read the reviews saying how you will hear everything from toilets flushing to cabinet doors closing: not the case with us, and I am super picky about noise levels. I was raised on 15 acres of woods, so I know Quiet.

The neighbors on the other side are a different matter, and this is no fault of the complex. Aside from soundproof walls, you cannot block the sound of an angry woman yelling at her 30-something live-in son. Management has been hugely receptive to my complaints, have replied to my emails directly, and followed up with me. There was a brief "outburst" next door just this week, and after one email the peace is again restored.

The pool and grounds are very nice and I have yet to walk around and see anything that disturbs me. People smile and say hello, I never see any obnoxious kids, and even the family across the way who runs some sort of block/wood delivery service is conscientious and quiet.

We did a once-over upon move in and every item I wanted fixed was fixed within 3 days; this even included a chip in the kitchen countertop. I've been nothing but impressed with the maintenance crew. Whether I email or call, they are here the next day, and leave a note if I had the privacy lock locked and they couldn't get in.

The office staff must have changed since the reviews from 2006, or else I suddenly have lost use of my fake-people-detector. They are genuinely nice, remember me by name, and have taken care of all my issues. Put it this way: I wouldn't mind working for them, and I avoid 'customer service' and teamwork like the plague. They are friendly, kind people who genuinely give a ****.

Parking is typical for an apartment complex. We can fit one car (not the truck) in our garage and one behind, and perhaps one temporarily long-ways behind that if we got creative. We had a birthday party a few weeks ago at the pool (outdoor stainless gas grills!) and our guests had no issue finding parking.

The bump going through the gate is barely noticeable, and the speedbumps are built correctly and placed where needed, not every 15 feet. If you care for your shocks or have a low-built car - check this place out.

Our average water bill is about $40, which is higher then we paid before, but our electric is MUCH cheaper, averaging about $110 (but we haven't made it to August yet!). Unsure if APS is cheaper then SRP, but so far cooling/heating this 2 story with APS has been better then the single-story with SRP we moved out of.

I would recommend this complex to anyone. The only surprise we had was trying to get a king-size mattress up to the third level. We had to bend it to get it past the front door because there is a section of low ceiling. If you have a king size bedframe that does not collapse, better measure the opening or get creative.
