I've been living at the Franciscan Apartments since 2000 and highly, highly recommend it. The complex is older, but slowly they are renovating as people leave -- installing double-pane windows and the like. The management (Virginia) is great -- she doesn't take any BS but as long as you don't give her any, everything is OK! Rent is very reasonable.
Because it's an older complex, there is actually solid construction in how the place was built -- and the walls aren't made of paper. I never hear my neighbors, unless someone inadvertantly (or not?!) slams their front door.
There isn't a lot of closet space, that is one negative. Any problem I've had, the maintenance workers have come and fixed within 24 hours (including things like replacing a light bulb for me!)
The one big negative that remains to be seen -- but I think it will be bad -- is that Kohl's and Bed, Bath, & Beyond are being built across the street, where the old Breuner's used to be. I have read that the layout of parking on the street is going to change and I imagine lots of people will lose their on-street parking. Already, with the back building going up, the "skyline" is changing. I am really dreading the traffic and am a bit concerned about there being an increase in crime due to the increase in people in the area. But all of this is speculation.
For itself, and the very reasonable rents, the Franciscan can't be beat.
