This review is a little long but I wanted to include many details as possible since a lot of these reviews lack in detail.


My fiancee and I moved here about 5 months ago. We chose Escondido because of the cheap rent and it being close to both our jobs. We looked at many other apartments before we looked at this one and we didn't care for them because they either didn't have the amenities that we wanted or they charged too much rent. This is my first apartment ever. We did our homework about it before we moved in and asked residents how they liked it, it pays off. So far we are renewing our lease when our lease is up and we don't plan on moving until we buy something.


The complex is split into two different phases that are managed by different property managers (the company is the same though). I'll start with the management themselves. When we moved in, the real manager was on maternity leave and the lady in the office was a complete idiot. She messed up and didn't have the people come clean the carpet in our apartment. So on moving day we only got to bring up a few major pieces of furniture and we left everything else in the garage so that the carpet could get cleaned the next day. That was the only problem that we had with the office. Plus she wouldn't give us our paperwork since her supervisor didn't sign it when we signed our lease. We finally got our paperwork when the real manager came back. But the real manager is back and she's nice, knows us by name, and is competent. She gets on things right away and she's a good manager.


This complex is very nice. A lot of families live here, but I don't see children running around the complex unsupervised. Things are pretty orderly here. I used to see homeless people digging through the dumpsters but I don't see them very much anymore.


The noise level is almost non-existent. We live on an upper floor unit which helps out a lot with noise. I hear people argue in the parking lot every ONCE in a blue moon but it's over with quickly. My downstairs neighbors used to be loud but they aren't anymore, so NO ONE in this complex makes a PEEP. It's so quiet here. I can sleep in ANY day of the week and even on new years eve, it was VERY quiet here. No loud parties even on weekends. My neighbors in the building across from mine had a couple parties but they kept it at a reasonable volume. I live in the back of the complex where I am up a hill away from Morning View Drive and El Norte Parkway so I don't hear any major street noise, just sirens in the distance mostly. I especially don't hear very much when I close all the windows. We're even close to the freeway but we don't hear freeway noise. The trash people come late in the morning so everyone can sleep in, and the gardeners start late in the morning or in the afternoon too. I was very surprised how quiet this complex turned out to be. Our unit is also a corner unit so we only share a wall with a neighbor in our other bedroom where we don't sleep so that's a huge plus too.


The location of the complex is excellent. The 78 and 15 freeways are a hop, skip, and a jump away. A major shopping center is located across the street. There's Vons, CVS pharmacy, food places, Blockbuster, Washington Mutual, etc. Hell, you can even take side streets to walmart, costco, and ANOTHER major shopping center if you don't want to deal with the traffic. Arco is not even a block away, nor is the car wash. Both of them are literally 2 minutes down the road. The mall is only 4 or 5 exits down the 15 freeway, and another big shopping mall is only 2 exits. Golf Courses, a movie threatre, and other entertainment are also nearby. The beach is down the 78 and you're there. Ocotillo Wells is an hour away from us if we wanted to escape and go to the desert. Almost everything you can possibly want is within a 20 mile radius of this complex.


Maintenance is awesome. You can choose for them to come at a certain time so that you can be home when they come and fix whatever it is that's broken. I don't want strangers in my apartment when I'm not home! Who does? Our fireplace didn't work so I told them to come out next week and then they came exactly as scheduled and they fixed the problem with the fireplace in less than a half an hour. I thought that was good.


The appearance of the complex isn't like heaven on earth but it definitely doesn't look like a slum either. The landscape is pretty lush and I don't see trash everywhere. It's kept up and I see workers frequently maintaining it. There's plenty of vegetation and shade trees in the back of the complex where my building is which will help during the summer when it gets hot.


It's very safe here which is very important because I come home late from work and I'm a young female. I feel comfortable parking my car in the parking lot and I haven't seen any broken bits of glass in the parking lot signaling break ins nor has there even been one at all since we've been living here. There's no security patrol here but it's not like we need one since things are pretty orderly here. Besides, sometimes the security patrol can be ***holes. At my fiancee's last apartment they were! I've seen the cops twice since we've moved here but they were gone quickly. We even have an alarm system in our apartment (all units have one) which is really nice... but I feel so safe here that I don't even feel like we need it at all. The area is pretty well lit at night as well.


Parking is okay and sometimes iffy. There was NO guest parking whatsoever at my fiancee's last apt., and the tow truck would drive around the complex looking for cars to tow! They are NOT nazis about enforcing the parking here which is good in a sense but sometimes I think that they're a little bit too lenient about it. Parking is the only con I could think of about this complex. If you get home after 8 PM, good luck finding a spot near your building. There are about 40 uncovered spots in the area where my building is. There is no permit parking.... so there's 2 cars that have not moved since we've been living there... I think that they don't even run. People use their garages for storage which makes me a little mad because they park outside and take up parking spaces leaving less space for me to park when I come home from work late at night. Since my fiancee gets home earlier, sometimes he parks outside leaving the garage open for me on the nights I have to work late. Our unit only came with a garage and no other assigned spot. If you live in the smaller 2 bedroom or the 1 bedroom you only get one covered parking spot and no garage. You can get a garage for $100 more a month. We don't use our garage for storage, we use it as a parking space. The good news about the parking is that I can have someone come over and they can just park in any uncovered parking spot and not have to worry about getting towed. Street parking is also ample, though it's a bit of a walk from the street to our apartment. I've only had to park on the street like 5 times since we've moved here. The garage is only a single car garage and there's a storage cubby in the back of it which is pretty cool. There's even electric outlets in the garages too. We both have trucks so it's hard to get it in the garage sometimes but we manage to get it in there.


The apartments themselves are great! We live in their big 2 bedroom 2 bath. Our unit also came with 2 balconies! One balcony has a storage closet on it and it has an overhang and the other patio is attached to the master bedroom making it a private patio without an overhang. I could garden on both balconies because one balcony can be used for shade plants and the other balcony without the overhang I could use for sun plants. The water heater is out on the master bedroom balcony. All units have their own water heaters and water, trash, sewer is included in your rent meaning that the management does not divide the water bill between everyone in the building which is a major plus. We have never had a cold shower ever and hot water is always available when we need it... nor have we gotten any notices that they're going to turn off our water for maintenance. The living room is extremely spacious and you can probably fit a small sectional couch if you wanted. The bedrooms are decent sized, not the biggest bedrooms. The master bedroom is about 14 by 12 feet. Our other bedroom is I think 12 by 12. Both bedrooms have walk in closets providing a lot of storage. The kitchen is pretty tiny, however... but it's just 2 of us so it's not a big deal. It has all appliances with it (refrigerator, dishwasher, microwave, and of course a stove) There's no laundry facility here because...... Every unit (even one bedroom units) come with a full sized washer/dryer! It's so convenient and they're even more storage in the laundry area above the washer and dryer. The bathrooms are also pretty large and they're both full bathrooms. One bathroom has a linen cabinet as well. The appliances are not state of the art and they aren't the best of the best but they do their job and they're all whirlpool brand. I don't care too much for the electric stove but most apartments have them anyway so it's okay. Each apartment also comes with central air and heat. Keep in mind that there's no vents in the bathrooms or in the closets, just the living room and bedrooms so they stay hot or cold... but still, having central air and heat is VERY nice to have living in Escondido where it can get pretty hot and cold. Every unit also has a gas fireplace. I wish it was wood, but that's okay. We don't use it very much.


If you have a bankruptcy on your record, they will charge you double deposit so getting in is a little bit tough if you don't have perfect credit. Make sure you get copies of everything and ask a lot of questions if you aren't apartment savvy.


Overall, I would recommend this complex. The rent is fairly cheap, especially for what you get. The biggest unit is $1,300.00 a month. One bedrooms can be as cheap as $940 a month. They allow small pets here but the cat deposit is a little ridiculous. No dogs are allowed however, but I think that someone in my building has a dog. *shrug* So if you're looking for a nice complex in Escondido for cheap rent and good amenities, here you go. Remember, you get what you pay for (though compared to some complexes in the area where you get the same things, you pay a lot more) I'd rather live somewhere nice and pay more money than live in a hellhole and pay a lot less.
