I've lived here for ten years, soon to be eleven. The face of the apartments has changed, but the core values stayed the same. The Office Staff is fabulous and their pretty good about their Maintenance visits. The appearance isn't as green as it used to be, as some of the small grass areas have been filed with bricks, but overall the scenery is pleasant and an environment the neighborhood children enjoy.

However, one thing has become a great upset for me. In the ten years I've lived here, I've constantly been bothered that they don't allow dogs. Cats are allowed, but my mother is allergic, so that was never a choice. But now, it seems everyone and their grandmother has a dog. My Parents keep saying they breaking their lease and will be kicked out, but that hasn't happened yet. In the past week alone I've seen with my own eyes four different dogs. To make matters worse, I can hear them barking. Constantly.

Luckily, the good out weighs the bad, so I'll be living here another ten or so years. Woopie.

I've lived here almost 10 years --excellent maintenance --new dishwasher when mine broke --also new floors kitchen and bathroom - fixed toilet right away - new fixtures -new microwave when old one broke -new sliding screen door - always answer right away if anything needs fixing --excellent maintenance staff --I love the people here ! I never have met an unfriendly tenant ! When I first moved here 9 years ago my downstairs neighbor was pretty loud, etc. but really nice --now everybody very quiet --I like the combination of kids, young people, families, oldsters --it's very well kept up --new roofs just put in --now new balconies, etc, --yearly checks on apartments plus chimney cleaning --parking is hard --( because so many people live here ! ) maintenance even changes lightbulbs in bathroom for me !! Best place I've ever lived ! I used to live in Dana Point and they raised the rent every 3 months ! It was really expensive and they never upgraded like they do here ! Plus --in Dana Point -no fireplace --no ceiling fans --cabinets not nearly as nice --I LOVE it here !! I would recommend it to anyone ! And I have ! The office staff is great and very responsive --for a few years there was a bad manager - she's gone --during her tenure there were some wild kids and loud parties, etc. --no more --some of my neighbors have lived here longer than I have !!

The only thing negative in my 2 years here (June 2005 - June 2007) is the noise level from the apartment above. The sound of running water in their bathtub filled your whole bedroom. The water pipes clang in the walls in the bedroom, whether the bathtub, shower or sink water was on. If they had the TV on in their bedroom it disturbed anyone trying to sleep, especially a child, who goes to bed at a decent time like 8pm. The maintenance service was great. If I ever had to return to apartment living, the only things that would keep me from applying here would be the noise inside the apartment and the frequent and costly rent increases. <P>

I am acquainted with my neighbors - everyone is friendly. Good mix of families, singles, older generation. Parking for me is sometimes a bit of a walk. However that is my only concern. When calling maintenance, they always come promptly. The grounds are kept immaculate. Just put new roofs on all buildings. The managers in the rental office are extremely helpful and always professional. Have lived here nearly a year. <P>

Overall it's a nice place to visit =(. The towing company is very active Friday and Saturday evenings. Lately there have been reports of rats living on the grounds and in the walls. <P>

We are currently renting a 2 bed 2 1/2 bath townhouse here. <P>
THE GOOD: Parking is GREAT on our side of the complex (the rental office side); although I've heard that parking is not too great in other parts of the complex. It's been really nice being able to come home from work and not worry about parking. The townhomes are very spacious and the floor plans are awesome. The complex is very clean and the maintenance guys are always very cordial and quick to respond to any maintenance requests (we had quite a few at the beginning). The management has always been polite and responsive. We've never had any negative experiences with them as in previous reviews. <P>
THE BAD: We are moving mainly because we must keep our refrigerator in the garage, as we could not fit the fridge up the poorly designed staircase. Not only is this inconvenient, it has also caused increased monthly electricity bills, as the fridge is constantly running due to the warm garage temperature. After speaking with some neigbors we found out that this is a widespread issue - residents have been forced to keep their fridge's in their garages or in their entrance ways, blocking the front door (so they have to use the garage entrance) or forced to hoist the fridge over the second floor balcony and through the slider. We actually had to hoist our sofa and loveseat up this way because they just did not fit up those stairs. Moving in should not be this difficult. MY ADVICE: If you're interested in renting one of the townhomes, pick an end unit or do not rent at all. The end units have the stairs on the outside, which are bigger and more accommodating. <P>
Also, lately it seems that the management is becoming less picky about the people they rent to (or perhaps offer some low income units). Our side of the complex used to be very nice and quiet; however, inconsiderate neighbors with no manners have moved in in the recent months. They talk loudly outside at night and have noisy kids who do not mind the rules - some cars have even become damaged as a result. FYI - due to the buildings facing each other in such a way, it creates an echoing effect causing any noise to be amplified several times. We never really had problems because of this until recently however. <P>
One more thing: since the bedrooms are on the third level, they become unbearably hot in the summer months. The A/C barely dulls the pain - we actually need to keep the vents closed on the second level in order to boost the A/C power up to the third level. <P>
THE UGLY: The carpet is ugly and disgusting. Not only is it the ugliest dark gray color we've ever seen, it's actually rough and hard to the touch - probably from so many stains and cleanings it's had in its lifetime. It's just gross. Complexes should realize the potential in replacing carpet that obviously has reached its expiration date. We may have considered staying longer if we had some nice carpet to ease the inconveniece of having to go up and down the stairs every time we need something out of our fridge. <P>
OVERALL: We really love the floorplan, parking and location of this complex. We would even recommend this complex to our friends, but ONLY if they take the above advice. Honestly, we hate to move and we wouldn't even be moving if it weren't for the fridge and carpet issues - trust us, the cost of hiring movers due to the difficulty of getting our things out does not appeal to us whatsoever. <P>

I have lived here for a few months and am very happy with this place. For an apartment, it feels like a home. I haven't had any security, or noise issues but if you have guests, the parking can be tricky if they are over in the evening. Overall, I would recommend Aliso Creek.
