Review Title:   Hidden Costs And Lots Of Lipservice

This complex historically has a big problem with moving you in on time. Maybe this wouldn't be such a huge deal if they bothered to call and tell you your aparment isn't going to be ready on time; instead of waiting until you call to triple-super-check that everything is going on schedule. Not everyone gets stuck moving in late, but we did, and 4 of our neighbors did. If you have rented a truck and hired movers, this is a HUGE issue. If you haven't rented a truck and hired movers, it's still an inconvenience but hopefully it won't cost you as much money or time off from work.

We were told the delay was due to the fact they were re-carpeting the apartment. Well, we move in almost two days late and, lo and behold, OLD, DIRTY, STAINED carpet! I ask them about this, pointing out that the entire delay was supposedly due to the carpet replacement, and they have no answer. In fact, they just seem not to care. Heck, they've got us locked into a lease already. Why should they care?

The walls/ceilings are not "soundproofed" as Arnel claims them to be. We hav 80 lb art students living upstairs who, you would swear, must weigh 300 lbs each and practice sumo in their living room.

There are hidden costs EVERYWHERE. You can get $100 off per month on a 1 year lease, but only if you pay your rent by 5:00 p.m. on the first of every month (which they didn't bother telling us until we showed up with our rent on the morning of the 2nd). You are stuck paying water, gas, trash, and sewer, but not on a usage basis - everyone pays according to square footage. So, because we live in a 1200 sq ft apartment, the two of us end up paying more than the four people living in the 1000 sq ft apartment across the way.

Also, everything (stove/oven, heater, air conditioner) in the place is electric, and this is Southern California, so expect a hefty electric bill each month; which comes to you personally. I have never been able to get a straight answer as to whether the electric is individually metered or split out on the sq ft basis as well.

Not too long ago, management decided to let their friend leave a car in the best open parking spot on our side of the building - for a month. Meanwhile, they're towing people like crazy before the 72 hour limit is even up. Makes no sense.

Plan on doing laundry at the laundromat if you move here, as well, as their laundry prices are absolutely astronomical. Although it is nice that they operate on the smart card system, they don't need to rip people off so badly for it.

It will cost you $10 to get a smart card with $5 worth of credit, and over $2.50 per load to wash and dry. Considering the dryers are broken fairly often, you have a 1 in 10 chance of getting a dryer that doesn't work, and having to dry all over again, which will cost you more than another $1.

The maintenance staff is actually really great, and they do come to fix things right away; I honestly can't complain about that. Then again, this is one of the main reasons to live in an apartment.

I have never seen a security guard, and the gates are broken more often than not, so I can't say it's the SAFEST place in the world, but I haven't necessarily felt UNSAFE there. Certainly more safe than other places I have lived.

Just another warning, several "colleges" use this complex for student housing, so it's sort of a crapshoot as to whether your section will be quiet or not. For the most part, though, it's a pretty quiet place.

Overall, you can get a lot more for your money somewhere else.
