Sublet of great apartment in Serrano next to Irvine/Tustin Market near the 5 and Culver/Jamboree. Unexpected move with apartment, 4 months left on lease. $1476 for a 1 BR, 1 Bath with walk-in closet, W&D on patio, refrigerator with ice maker all included. One car garage with some storage. Complex is gate-guarded and Apt has separate alarm system. Thirsd floor. Enclosed patio area. New tenant should take over my lease and be qualified by manager. Cats and dog okay. Complex has two olympic sized swimming pools, multiple BBQ areas, Clubhouse with big screen TV/kitchen. Great management and fellow tenants. Apartment is in the back of the complex for fewer neighbors and foot traffic. Current lease ends January 26, 2012. Of course you can re-sign for any term up to 1 year once lease expires if you choose to do so.

After renting for ten years with Irvine company, this is the first time I am fully satisfied with everything, and I mean everything! The people who live here are great, quiet and even with little children around, there in no noise. The place is very clean and well-maintained. Management very efficient and polite. Nothing ever needs fixing but when it does, maintenance people come immediately, like for us in over a year we needed them only once. These people redeemed my faith in the Irvine company because we have borne all sorts of stuff in Parkwood, Stanford and Cornell of which it is useless to elaborate. I would recommend this place to everyone who wants to rent in Irvine.

WE HAVE BEEN LIVING FOR OVER ONE YEAR, JUST SIGNED A LEASE FOR ANOTHER YEAR. OVER ALL, WE LOVE IT HERE.
WE HAVE A NICE, ELEGANT 2 BEDROOMS AND 2 BATHS, CORNER UNIT AND FACING THE NICELY MAINTAINCE COURT YARD WITH BEAUTIFUL GREEN GRASS.
WE ARE USING THE SALT WATER POOL ALMOST DAILY, NEVER HAVE ANY PROBLEMS WITH SECURITY AND VERY PEACEFUL PLACE FOR A HOME.
PERFECT ENVIRONMENT FOR KIDS.

We have been living here for 3 years, we have a three cars and our in-law are frequent visitrs but we never have any parking issues.
The pools are heated, clean and the spa is always working and great temperature. The landscape is well-maintaine and super clean. The play areas for kids are excellent, our child and their friends are big fans of the train.
Over all, it is a PEACEFUL and happy home for us.

Have recommended two people to this complex, both terminated their lease early due to problems; we are barely hanging in. Right now maintenance is cleaning my next door neighbors dinner out of my kitchen sink due to the horrible plumbing... at least it is a break from the normal gaseous smell that comes from it. The walls and floors are a joke, I can hear every part of my neighbors daily routines including bowel movements and pre-marital mistakes jumping on the floor. This is my second apartment here, not like we haven't given them a chance... and for some reason they have thought it fair to charge me for move to the second apartment, even though it was admittedly their fault. It is easy to find this place though, for it somewhat looks like barter-town from the thunderdome, due to the primer colored gate that has decorated the lavish decorum that the Irvine Company is so proud of. I think they should just use an old school bus and pay someone to move it from the opening whenever a resident comes home (this would also keep you from having to hear "access granted" when you're laying in your bed due to the cranked up volume on the valet speaker)... but hey, what do you expect for 2k a month and free yoga? <P>

Its a very nice place to live very low crime and easy shopping access. Kinda high end pricing. Only problem is thin walls. Very easy to disturb neighbors. <P>

My wife and i have lived here for 6 months now and the apartment is nice. We have a comfy 2 bedroom/2 bath apartment. Very professional adult community with very few students...so it makes it nice. <P>
But you can hear people from upstairs and downstairs. Especially when they are doing their laundry or using their dish washer. Like right now...I hear the washer & dryers running upstiars. I can hear when people are walking or jumping upstairs. The walls creek when from the hot water pipes I think. The bedroom blinds that are installed in the bedrooms are white. Even though they are closed, the blinds leave significant space in between the blades that the light gets in...so even on those days you want to sleep in, you're awakened by the light. I've requested them fixed, but they come in and say they are fixed. Another insane thing is the water/sewer bill. For 2 people we pay almost $25/month. I used to live in Villa Sienna (another Irvine Company apartment) and we paid less than $10/month. <P>

Serrano is new (clean) and very safe, however, you are going to pay for it. The management is curteous and responsive. The windows are double insulated, which keeps outside noise to a minimum, however, the walls and floors are not well insulated at all. Parking (as in CA) is minimal, but there are garages (a must!). I think the advantage here is the fact that there is zero crime, and it is right by the 5, however, there are a lot of units here, so it can feel slightly calustrophobic at times - like CA ;) <P>

I ve lived here a few months and its a nice place but a bit overpriced for what it is. Very clean and well managed property. The units have the noisiest dishwashers I have ever heard in my life and I can hear my upstairs neighbors walking around in their apartment. Great pool and BBQ area. <P>

The year I lived here, I really liked the apartment, it was VERY quiet, and clean. This was the 1st year this complex was open, so we had a couple of maintenace issues, but they were fixed immediately when reported. The reason I moved out is that the apartment was VERY small (700 sq ft) at I was paying $1330 and the rent was going up another $55. I decided to move to another Irvine Co. complex that was more expensive, but I got another 100 sq feet for the expense. This complex HAD issues with parking, but once they issued parking permits, the problems went away, and I could get an outdoor parking even at 9 PM at night. With the permits, 1 car MUST be parked in the garage, and the other in the Non-Visitor parking. I was told that if I want to move out of my apt, and I move to another IAC property, if the new apt charges more $ (even 1 dollar) you can break your lease early to move out. What they don't tell you is that if you got a deal on your rent (Like $1000 dollar off 1st month rent) you MUST pay back this amount in order to leave early. I didn't know this, so when I signed up at another property (2 weeks before by lease is up) based on this "deal" I had to decide to pay both rents for 2 weeks, or pay back $1000 (The amount I had received off my rent as a move in special). Obviously, I paid the extra 2 weeks. I got 90& of my deposit back since I left the apt sparking clean (They charged me to clean the carpet, which was OK). If IAC properties weren't so darned expensive, I would love to stay here. <P>

These folks litterally stole 600 from my deposit. I expected to pay for the rug cleaning (although there was not anything more than wear and tear and it did not need replacing) and to clean the unit. I could understand taking 200- but they basically used this as an excuse to buy a whole new rug at my expense. I even had their maintenance guy come in to give me an estimate (which at the time he estimated 200). Dishonest. I am STILL waiting 4 weeks later to get the tiny amount of my deposit that they claim they will send back. <P>
