Just moved out and loved it there. Never had any issues, maitenance always responded quickly, office took care of all my issues and they were super nice. Only reason I won't give 5 stars is because sometimes on the weekends the parking could be somewhat bad, got much better though since they checked everyones garage for storage.

We are here for 2 weeks and have signed for one year. It's really beautiful and very clean. Although we see many people with dogs we have never seen dog crap. The barbecues are each day cleaned like new. The pool area is not overcrowded. The apartments are really good equipped with washer and dryer inside. All apartments have a garage, so there is always enough place to park outside. We have two daughters and they love it here. All apartments are expensive in this area but this is the best one for the price.

I looked at all the other places near where I work (across from the John Wayne Airport) and this one is the best. The prices are much better than any of the Newport area Irvine Company Properties, and the non-Irvine Company ones are dumps (Park Newport, Coronado) . The places in Costa Mesa and Santa Ana are a couple blocks from "not so nice" areas if not in them (ie higher crime, homeless people wandering, etc). <P>
The people in the leasing office are great. Some of the staff changed over the time I have lived here, but John has been there since the beginning and knows the property like the back of his hand. Ask for him to show you around. The Maintenance is awesome and friendly too. <P>
If you want to live in a huge complex, Villa Siena and Newport Bluffs, were my 2nd and 3rd choices, but I liked the prices and smaller feel of Turtle Ridge best. <P>
The parking could be better, but it gets tight sometimes because people take advantage of the ample parking to use their garages for storage. <P>
I've been here for 2 years and I have no plans on moving out any time soon. Feel free to email me or ask any of the residents when you stop in - almost every resident I have met so far loves living here too. <P>

If you think $1300's for a 1BR or $1700's for a new 2BR on the border of Newport and Irvine is too much, pay $7 a day in tolls and commute to Aliso, or live in an old moldy unit in Costa Mesa to save $200/mo.

As with this and every other gated community I have lived in before, the gates aren't closed 100% of the time. Even when they are closed, you can always follow someone in. Even the communities with guards at the gates have side entrances where you can do that.

I wouldn't make my decision on where to live on what hours the gates are closed, but on the area of the community (safest area in Southern California) and how nice the units are on the inside (new and upgraded). Everyone can agree that Turtle Ridge is great in both those aspects.

I for one have been very pleased with my stay so far. Everyone in the leasing office has been great with anything I have asked of them too.

Complex was nice until it filled up, now there are people making noise until all hours of the night, there's no parking, security gates stay open, and the management are all leasing people instead of property managers. Questionable value for the high price, typical Irvine Co.

The location is idea for me (see title). I have only lived here for about 6 months now but I couldn't be happier. This isn't one of those huge communities where you get lost in the shuffle. I talk to Jennifer, Steve, and John in the leasing office all the time. Everyone is really friendly too. If you are 21-45 and looking for a nice upscale place, this community is perfect for you. Oh yeah, gorgeous people everywhere! I'm glad I'm single. :)

Turtle Ridge is an excellent place to live. Since it?s such a new community, everything feels fresh and new and the leasing staff are very friendly. I love having my own garage and a washing machine and dryer in my apartment. There?s an excellent community pool and spa with ample room for gatherings of friends and family. The walls are thick so I never hear any of my neighbors. I really like the fact that I?m the first person to live in my apartment. I strongly feel this is the best place to live in Irvine.

You will, however, have a very high rent. It might seem reasonable at first, but no utilities are included and you even have to add on trash collection service. I highly recommend bargaining with the leasing staff for a lower rent. The complex isn?t full yet so use that to your advantage because they want to fill it up as soon as possible.
