This is a 91 unit building built in 2003. It was converted from the old UPS building. There are no amenities. You just get your unit and a parking spot or two. Half of the parking is not covered in the building across the alley. It's right next to the metro, ten feet away, so it's loud and sooty. If you leave a window open there will be a fine layer or soot on everything in about an hour. Because of the lights from Staples center the building is covered in moths. As there are no window screens you'll always have 10-20 huge moths in the place.
The plumbing backs up all the time and the pipes shake because of air in the line. That is why they provide you with two toilet plungers. I was told that's just the way it is. The power goes off every two to three days and you have to reboot the outlets. The AC system is one zone when it should be two zones so you'll roast on the second floor of your unit and freeze below. You can't get cell reception once you walk in your door. I had to pay $300 to buy a repeater. As it's right next to Staples center it is loud and traffic is a nightmare on game day which is five days a week. Bums walk around the building urinating on things asking you for money.
All the washer dryers are those horrible all in one units with no vents. Your clothes don't get clean or dry but they do get very wrinkled and smell burned. The oven has no vent either so oven smells are in the unit all the time. Each unit isn't sealed well so you will smell someone cooking units away. You will hear every word they say coming through the pipes even though the walls are cement.
The HOA has very restricted rules and regulations. You need to read them before you move in because there are many things you can't do in this building or you'll be fined $500. You have to walk all the way to the back of the building to put the trash out, no recycling. As there are no ceilings there is no insulation from sound. Every time someone flushes a toilet in the building you can hear it.
The management company is good, building is always in nice shape, plants look nice but the units have very little sun. These lofts are individually owned so make sure you have a nice landlord and everything works before you move in. A lot of these units have already gone to foreclosure, quite a few are vacant, most of the rest are rented, not that many owners here. People bought on spec and lost them so they didn't maintain them well. It was converted with cheap construction, the absolute cheapest materials and appliances. They are slim line cabinets so full size dinner plates don't fit.
Air quality is bad in the area due to the Metro, being two blocks from three main freeways (10, 5, 110) and downtown LA. Do not exercise outdoors. This building has no gym, spa, pool...nothing yet the HOA dues are still somewhat high. There is no guest parking. Your friends will have to pay $12-$20 at Staples center. The parking spots are so small that you can only have a compact or subcompact and must be very skinny to slide out of the car. Your mirrors and doors will get dinged. You have to drop off a passenger before pulling into the space. I think these spaces are illegal they are so small.
