Apartment Reviews for Archstone Las Flores - Rancho Santa Margarita

I have lived here for six years and have seen manager's come and go but everyone has always been nice and accomodating. Sometimes there isn't enough parking but I'm sure there is little you can do about that. The grounds are very clean and the trees and plants around here are beautiful. The maintenance people are also nice and even helped me install a new fan I bought. I don't understand the negative comments. I did get a rent increase which was on the high side but went in to the office to negotiate a lower price. I do think they try hard to make this place nice.

I was lured in by the great price for the two bedroom apartment. There were two things I did not like about the unit, but I was willing to make the sacrifice for the price I was getting. <P>
But then I got my lease renewal. They raised my rent over 13%!!!! Come on! Most people only get a 2% cost of living raise per year, if they are lucky! I am a single mom and there is just no way I could afford this increase!!!!! <P>
Also, although I lived on the third floor, my downstairs neighboors complained alot, even when we were being quite, I dont think there is much noise insullation. <P>
One more thing!!!! THIS PLACE NEEDS A SERIOUS POWERWASH! The walkways leading up to the apartments are so dirty. A simple powerwash would resolve this. <P>

The complex is very pretty and well kept up. The area is pretty quiet, not too many kids running around. Lived there for 2 years, but didn't get too much sleep due to noisy neighbors upstairs. The carpeting must not have too much cushioning on the upper units, because you can hear your neighbors walk around all night long. Can't hear anything from any other units. Maintence and staff is very friendly and prompt. Parking was fine even for guests. No towing going on that I saw. Didn't see any crime, probably due to it's close location to RSM/Ladera. It's just a far drive from practically everything. <P>

Very nice and clean. Proffesional people all over
