Our Review for Harbor Oaks

Many residents who have chosen to live Harbor Oaks are very happy with the staff and with their location. Located conveniently close to downtown Sacramento and the airport, many residents love how close they are to restaurants, parks, the river, and how easy it is to travel. Many residents feel that the staff is friendly, helpful, and attentive to their needs and questions. They are also pleased to learn of how pet friendly Harbor Oaks is. They accept not only small dogs, but large ones as well, which makes residents with those larger dogs very happy. Rent ranges anywhere from $1045-$1345. Although, some have found the maintenance to not be quite as attentive as the rest of the staff, and that shows in some of the older buildings. Some have also found that parking can be slightly difficult to find, and that spaces seem a little spared. However, the residents who feel that way say it is still worth it for the quality of living. Inquiries can be made during office hours of 9 AM to 6 PM Monday-Friday; 9 AM to 5 PM on Saturdays; and 12 PM to 5 PM on Sundays.

We moved into the apt in November and our experience here as been nothing but the best. The people above us had a water pipe break which caused some damage to our apt ceiling in the hallway, and wall in first bedroom. This happened on a weekend but the maintaince people came out immediately. They moved us into one of the models and had our place repaired in three days. They had to remove part of the ceiling, wall and pull up the carpet. The maintance people did such an excellent job that you can't even see where it was. They cleaned our carpet in the hallway, living room and first bedroom. Our comfort was a concern to the management and they took very good care of us. We are so happy we down sized and found these apts. The lagoons, ducks, and trees, make it a very lovely place to live. The management and maintance people here are very friendly and really care that everything is running good. Our first experience with apt. living and everyday we get up my husband asks if we are still on vacation. It is peaceful, quiet and very enjoyable living here. They even throw parties at the club house on special days. Our son loves stopping in, he says it is so homie here. Thank you so much Harbor Oaks for giving us a great place to live.

I have just moved in to this complex. The people both in the complex and who manage it seem to be very nice. However, only after a couple weeks living her I have notice parking to be very very tight. It is large complex so walking 3 minutes to my car in the morning is not pleasant. Granted, you do have the option of purchasing a designated cover spot for an additional $20 or a garage for $80 you think at least one spot would be guaranteed.
In addition, you are given a parking permit but I see many cars parked without one. Very frustrating to see the same "guest" car in space very near to my unit with no permit.
However, on a very positive note, they take dogs over 50lbs. Which works out well for me. I would forgo the parking space to have my dog. :)
Other than that, it seems to working out well. I will write another review in a couple months to see if my opinion has changed for the better or worse.

To the Harbor Oaks Management & Staff, THANK YOU! You made my transition downsizing (economy) to another apartment the easiest move ever when moves can be so stressful. What I appreciated the most was the personal attention, flexibility and understanding Mgmt/staff provided me in this moving process. Special thanks to the assistant manager for handling all the detail stuff for me. It is service like this that keeps my at Harbor Oaks. Thank you! :)

I like the place! All is fine with the exception of two things: a) spiders, but they offer services to get riff of them (free once at month_. b) I am still waiting for my parking spot. They told me that I should have one soon, but there has been days in which all the visitor spaces are full in particular Friday and Saturdays. I had to park on the street. It is very inconvenient.

I have lived here since May 2006. I hate the idea of moving and plan on staying here as long as I can. The grounds are beautiful and I love the sound of the fountains in the lake.

The staff has always been courteous and friendly. They knew my name and what apt I lived in after only being here a couple of months. If you are expecting a delivery, and you are not home, they will sign for it in the office and hold it for you.

After reading some of the reviews I have to respond.
Every apt comes with one covered parking spot. There is unassigned uncovered parking for tenants & guests. Tenants are given one guest parking tag. This had to be done due to unauthorized parking taking up space for tenants. There were situations where cars had been abandoned and were an eyesore. Let's face it, some apts. have more than one tenant and each may have a car.

I myself have never had a problem with ants. If I did, I'd buy a can of Raid. Good grief! Pest control comes around on a regular basis. This complex has mature landscaping, it's beautiful. You are going to have ants and spiders just like at any other place with this kind of foliage. It's Mother Nature at her finest.

If I've had a problem, all I have to do is call the office and they take care of it. If it's an emergency, they take care of it the same day.

I have a real problem with those that don't clean up after their pets. There are doggie bag dispensers posted all over the property and there is no excuse for people to not be responsible. Same goes for putting their garbage IN the dumpster!

From time to time, some of the younger crowd can be disrespectful of their neighbors when it comes to noise...like after 10 PM. A call to security usually takes care of that. It is documented and the tenant receives a notice. Once 3 notices are given to a tenant, they are out of here. This is NOT a college party environment and there are no playgrounds for children.

No matter where you live, there is going to be something that you're not going to be real happy about. That's just part of apt life. Most of the people that live here are mature adults that enjoy the amenities Harbor Oaks has to offer. I call it home.

The location is great and the prices aren't bad at all for all you get! For anyone who says this place is too expensive... really do not know this area that well!
I decided to write a review because of one review that i read where they were complaining about things that weren't true. You do not pay for covered parking spots, and the club house with the big screen tv is available to tenants free of charge! Just let them know when you would like to use it! It's great for pool parties.
The only thing I would complain about would have more to do with a few rude neighbors... but even that's not all that bad!

This is a great apartment complex. My only complaint is with the tenants that don't pick up after their dogs. This complex is quiet, the lake fountains and ducks are fun, the office staff is outstanding, and it is close to downtown and Natomas shopping centers. For those that complained about getting their vehicles broken into, you should have no reason to park outside of the gated complex because tenants are provided with parking.

These apartment are affordable, but the staff and administration is awful. My family and I had to be relocated after Hurricane Katrina. When we moved into the apartment complex, we informed the leasing agent that we would have to break the lease because when we could we would have to move back to New Orleans. The agent told ud this would be fine as long as we knew we would not get our deposit back and we needed to give atlast 30 days notice. We agreed. Well, guess what? In September we worte a letter giving a 30 day notice to vacate, we moved out, left everything immaculate, and came back to New Orleans. That was 3 years ago. Well, about a month ago, I recived a credit report and the shameless people have placed me in collections for $1600. I am outraged. They refused to speak to me and the company they have representing them (Marathon), have representatives that are totally rude and disrespectful. If they took advantage of me and my family at a time when we had absolutely nothing but the clothes on our backs... I can only imagine what they would do to anyone else.

I lived in this place from 2007-08. I liked living here so much that I am moving back (2009). I have looked at places all over Sacramento and believe Harbor Oaks rates the best in overall customer service, maintenance, atmosphere and price. Both Donny and Veronica are awesome, but all the staff are very helpful and make every attempt to ensure each person's specific needs (i.e., location, parking, etc.) are met. Veronica not only says she wants to make sure that each person is happy with their seletion, but makes the extra effort to ensure it.

Hello, I wanted to say that I lived at Harbor Oaks Apts from summer of 2005 until this month, December, 2008. The only reason I moved out was that I bought a home. I have to say that I loved living at Harbor Oaks. The staff was ALWAYS great, almost like a second family. Veronica and Donny particularly were fantastic. I loved the mature trees, used the pool all summer, loved walking in the evenings, feeding the ducks, etc, etc. I could go on and on. I was always proud to have guests in my apt. I met some wonderful neighbors who will continue to be friends of mine for a long time. Whenever there was a problem (i.e., microwave stopped working, plumbing problem) it was resolved quickly. I would recommend this place to anyone and everyone who is looking for a beautiful apt complex to call home. Jeannie Finley

I have lived here for about a year. Maintenance will come when an appointment is scheduled. However, in emergencies, they will determine if it is worth their time to come out right away (bad plumbing or broken garbage disposal causing water linkage). Also, I have come home with a whole wall and half my ceiling missing because they were trying to prevent mold issues. I was not notified, ahead of time, that my whole living room was going to be pushed into the dining room and a without a functional living room for 2 weeks. It would have been okay, if they had contacted me that day the work was done. I had plans to have guests over that night and had to cancel all plans for 2 weeks. Main office can be difficult when negotiating solutions to apartment issues (such as the one mentioned above). Either than that, landscape is beautiful, gym and pool are always clean, and I feel safe going for walks at night around the complex.

This apartment complex is awesome. The trees and the water make it very peaceful. I love to feed the ducks and watch the white egrets and blue herons that come to wade in the water. The remodeling was done very well. The pool is beautiful and well maintained. There is good equipment in the fitness room. Plus the location, which is so close to the bike trail and downtown and the airport is an extra benefit. The place is also amazingly quiet. I am also very impressed with the staff and their responsiveness. I had a dryer go out and I had an entire new unit within 3 days. Everytime you go into the office, there are freshly-baked cookies and water! The rooms are niced size. I've lived here 18 months and was surprised that the rent increase was very minimal. If you love nature this is a place to consider.

I moved into Harbor Oaks a few months ago and I love it. The apartment was completely remodeled and has a lot of extras. The staff are awesome and the complex always looks great. The pools are nice. They let people have dogs which is a plus because most places that allow pets are a dump. I looked at sooooo many disaster areas before I found Harbor Oaks and I love it. <P>

My husband and I lived at Harbor Oaks for 3 years and loved it. It is a little more expensive than other places in the area, however, the washer/driers in the units, gated community, and friendlt staff and maintance workers made it worthwhile. We would recommend this complex to anyone who desires a quiet, convenient, and well maintained place to live. <P>

Not many places allow dogs, and Harbor Oaks not only allows them, but has large porches with tall fences, beautiful landscaping with a lot of trees and the complex is right next to a park and decent walking paths away from traffic. <P>
Parking is a problem. Everyone is alloted one car port space, and garages can be rented (though the entrance is too narrow for our standard car). There are unassigned parking spaces that can be tough to get at night. Parking on the street is allowed, but break ins are guaranteed. <P>
Crime is a problem only for the car. Our car has had windows smashed and things stolen several times...very costly and annoying. However, a security guard was finally hired and we haven't had a break in since. We always feel safe in the complex. (Crime is becoming a problem at the park across the street, however. Lots of teenagers hang out there late at night blasting car stereos, there is increasing remnants of drug activity on the ground every morning, and several homeless people are sleeping there at night.) <P>
Noise levels between apartments are pretty great. We only hear neighbors when in the bathroom. All our neighbors are very quiet. We get incredibly annoying blasts of rap at 2-4am from teens hanging out at the park in their cars, and the bars on the river can get loud at times, but overall it is a very quiet place. <P>
"Storage space" is deceiving. When we looked at the apts prior to moving in, outdoor and indoor hall closets and garages were specifically pointed out to us (and labeled on the brochure floorplans) as "storage space". However, tenants routinely receive notices and are told by inspectors that we are not allowed to use any of these spaces for storage. Kitchen storage seems ok until you try to use it - Much of it is unusable. <P>
Maintenance for the apartments is abominable. The maintenence men are lazy, incompetent, and rude beyond belief. <P>
Office staff are very friendly and attentive. Every meeting I've had with them has been positive, even when I've had a complaint. An added benefit of the office setup is that they get all mail packages and we just pick them up there. <P>
We like the layout of our apt - lots of interesting windows and nice light. The bathroom is larger and has more storage than most apts. The bedroom has a nice walk-in closet and sliders to the patio. The dining room and living room are small, but surprisingly comfortable. The patio is quite large and actually functions like a room. The grounds are beautiful and views from inside are nice. <P>
The apartments are being renovated one at a time, so I can't comment on how well the renovated ones function. I can say that they didn't fix many of the most annoying problems, like that the hard flooring in the kitchen doesn't extend to the dining area and the limited counter space is eaten up by a microwave hanging from the cabinets, the kitchen storage space is so poorly designed that there is very minimal useful space and no spot for trash in the kitchen, and the stackable washer and dryer washes so few clothes (3 loads = 1 normal load) and works so poorly (takes 2.5 hrs to dry!) that we do laundry constantly. I am suspicious that the clogged plumbing, the mold in the floors, the rats in the walls, etc have not been dealt with in the renovation. (Renovation seems to be superficial only - the crappy dysfunctional appliances are being replaced with the exact same models, the floors and counters are redone, but not well. The cabinets are replaced with the same unusable layout, etc.) <P>
Overall, I do not recommend the apartments to friends and don't even have friends over because I am embarrassed by the nasty condition of the interior. However, for people who have large dogs (and lots of money because these are expensive apartments), Harbor Oaks is a fair option in Sacramento. <P>
Adagio, just down the street, is less expensive, cleaner, better maintained, and has better appliances (full sized washer dryer) and storage, plus allows big dogs and also has a park across the street. <P>

If you have a grand plus for a water view apt. its rather pleasant and quiet.

Things that suck:
(1) the yearly ant deluge, its like a horror B movie gone wrong.
(2) The shake siding on the buildings has not seen a good power brush nor light of day since I moved in.

Things that are pretty cool:
(1) If you like to fish in the pond, you can sneak out before the sun rises and throw out a cast or two. (just kidding ...?)

(2) Pretty Thick walls so even if your neighbor is having a party and you weren't invited it still doesn't bother you greatly.

It is true that maintenance is taken very lightly here. The buildings are definitely aging and show in the beat up appliances, the scuffed counters and floors, stained carpets, etc. However, I have the smallest apartment and it is bright and comfortable in design. I find that the only loud noise comes from the bars on the river (weekends), the community feels very safe, the grounds are beautiful (and well maintained - go figure), and the location is really close to downtown and a short bike ride to Discovery Park.
