I have lived in the complex for the last two years while attending Sac State and it has been the perfect place for me. Although the apartments are older (built in 1977 I believe) they match the reasonable rent. My apartment was clean and freshly painted when I moved in, although the appliances are a little out of date. The best part of this complex?...being so close to campus that I can walk! :) There is usually plenty of parking and I have had nothing bad happen to myself, my apartment or my car while living here. I also have an upstairs apartment, so that may be helping. There is a mix of residents since it is low income housing, so expect a strange character or two as well as the occasional homeless person rumaging through the dumpsters. Even the homeless people have been friendly, so I haven't had any problems. The office staff has been helpful everytime I have gone in the office. It may not be the fanciest place, but it is fine for a broke college student. :) Oh and I forgot to mention!...this complex is super quiet!!! Perfect for studying! The office staff is great about calling noisey neighbors to keep the complex quiet. :)

Loved the river access, and overlooking the levy, cool bar and food accross the street, 15min walk to Sac State, 25 min walk to lightrail, right next to bus stop. Excellent location!!! <P>
Great floorplan. Tiny bathroom. Pretty big in general compared to other Sac apartments. <P>
Management does suck! They redecorated/refurbished their offices instead of considering apt updates while I was there. Hardly any response to problems. No compassion. No plans to fix problems. Looks dirty and run-down. <P>
Guest parking is extremely limited (one designated spot per apt for yourself is available) <P>
Definitely not a safe place to live... break-ins, stolen bikes, scratched cars, broken-in cars, homeless people, drug people, domestic disputes, interesting residents to say the least. <P>
Some college kids/loud parties occured here and there. Lots of through traffic at night through the parking lot. Definitely noisy. <P>
It still was the best two years of my life living there with all the apartmen problems! <P>
I survived the Villas!!! <P>
