Review for Archstone Torrey Hills Apartments

I have lived here for three years and here is my review. I will be moving away to a better managed apartment complex soon.

Pros:
Nice apartment floor plans
Decent fitness center and pool
Outstanding maintenance staff
Located near popular employment centers and beach
Near coast, means near perfect temperatures year round.
Online rent payment options
Ease of transferring your lease to another Archstone property

Cons:
Extremely steep rent increases every year (average 25%) that can become cost prohibitive very fast if your income does not also go up that fast.
Noisy children, there are no play areas, so the kids (and there are many) play in the parking lots and driveways. Lately the kids have taken a liking to skateboarding right outside my apartment window, so it gets noisy most weekends and evenings well past dark.
The walls and floors are thin, so you will hear the neighbors.
Parking is limited, so many of the residents just park in the fire lanes, and management does not tow them away, so the problem persists.
Abandoned vehicles on the premises do not get towed away. There is a red Cadillac at the South entrance that is obviously abandoned and has expired tags that is just rotting away.
Management has been VERY lax at enforcing their own property rules since Jason, the previous manager left. Trash piles up, not only at the dumpsters, but also in the stairwells and in front of people’s apartments.
Many of the residents are immigrants, who either do not speak English at all or do so very poorly, so it is difficult to be neighborly with them.
Bugs. This apartment complex does not do regular pest control, and it shows.
No community center or regularly scheduled community activities.

To sum it up, I used to like it here. It’s not a horrible apartment complex, but there are far better choices in the neighborhood, and even other nearby Archstones that offer a better value. I do not recommend this location.
