Think Twice Before You Move To Avalon

We like the aparment location (as to work place) and its acceptance of a small pet.


Unfortunately, it's not a great neighborhood to live if you have a kid at home, as there's no playing area. It's also in a flying zone and insulation is really bad if you have a room above the garage. Parking is fine before 8pm - after that, you likely need to find a place on the street and walk some distance to your unit.


Security is another big concern in my 18 months there, one neighbor car window was smashed on the site over night. I left outgoing payment mails in the mailbox area and got stolened - resulted in identity theft and requirements to close accounts and redirect my payrolls... What a nightmare living in Avalon!


Rents are toward hi-end for the 2-br. If you have a good deal with special to move in, watch out the unreasonable increase (8% a year)when you renew your lease. Also watch out the rip-off when you move out, cleaning, painting, carpeting, even though you did a great cleaning job (we had a nanny who did all the cleaning yet we are still required to pay big cleaning fee). If you have a $300 deposit, prepare to loose them all - so trash the apartment may be just fine...


We especially do not like the property management and its maintenance quality. The manager smiles a lot (great for that) but not really professional and reasonable in handling each specific cases (rent increase, lease renew terms, final bills...) While maintenance may be responsive but it's not as effective - rework is a norm...


Most tenants, as I know, stay there for short term (a year or two) and move out unhappily mostly due to the unreasonable rent increase. Avalon's marketing model is to entice people in with reasonable rent (after special discount) and increase the rent like crazy. They end up with no long-term loyal tenants and I'll never recommend it to anybody!
