Poor Management

The previous reviews of this complex are right on the money. In my opinion, the two main things it has going against it are the fact that it is directly in the flight pattern of Jefferson County Airport and the management is sorely lacking.


Indeed, there is only one dumpster for the entire complex, which makes taking out the trash quite a hassle. That single dumpster, which does not provide nearly enough capacity for the number of units, is also overflowing with trash more often than not. This results in large piles of putrid trash piling up around the entrance to the dumpster and makes an already inconvenient task that much worse. When the entrance is not filled with refuse, you get to walk over the foul smelling, sticky sludge that has leaked out of all the previously piled-up trash, which inevitably will be tracked back to your car because you had to drive there due to the inconvenient location.


These apartments also suffer from extreme foundation settling. Some buildings are worse than others, but it is a problem throughout the entire complex. There are large cracks all over the outside of the buildings that are quite apparent. This also causes cracks around windows and doors, allowing cold air to permeate inside the apartments. Areas close to the Flatirons are prone to string winds, and when the wind blows, it will actually blow through your apartment. While this has been an unusually cold winter, my utility bill has been almost the same as it was for the 1800 sq. foot house in which I previously lived.


A bonus of all the foundation settling is that things are so off-square, you almost feel as if youre living in a carnival fun-house.


The management is unresponsive to the issue and the maintenance staff is incompetent. My experience was almost identical to one of the previous reviews on this site. After two calls about the drafty windows where no one even showed up, a the third call resulted in maintenance guy finally coming over and doing the most pathetic weather-stripping job I have ever seen in my life. Im talking completely ghetto. After promising to return later with a caulking gun to complete the job, he never returned. I also ended up just fixing it myself.


Although lax and unresponsive when it comes to issues with your apartment, the management staff certainly doesnt hesitate to hound you when it comes to money. They have recently added the capability to pay rent online through their website. However, the site takes [up to] three days to process transactions. Although we made our payment on time, it was not processed by their web site in time and therefore deemed late by the management. They then proceeded to latch onto my wifes leg like a rabid bulldog, calling 2-3 times a day demanding their $50 late fee. Rather than deal with such an unpleasant bunch, we just paid it to make them go away.


Because of its proximity to the airport, when planes are taking off on runways 29L/R, it is very loud. Being an aviation enthusiast, I do sometimes enjoy getting such a close glimpse of the aircraft coming by, but the noise is extreme  especially on weekends. On any weekend with good weather, beginning around 8:00am be prepared to feel as if you are in the battle of Midway. To be fair, most of the Rock Creek area suffers from some airport noise, but the positioning of this complex relative to the flight pattern makes it significantly worse. Most notably, second and third floor apartments have a stairway from the garage leading to the entrance to the apartment. The door at the top of these stairways opens backwards (think pulling towards you), which makes it nearly impossible to carry anything up from the garage and open the door. The stairway is also dilapidated and falling apart because of foundation settling.


The light switches are also located very strange and inconvenient places.


A bonus (depending on how you look at it) is that you dont have to worry about noise from kids playing in the parking lot because it is full of blind curves and they probably wouldnt make it fifteen minutes without getting taken out by a car.


Many units do have impressive views of the mountains for what I would consider a reasonable price, but all of the issues mentioned above negate that benefit in my opinion.


I have not experienced any problems with noisy neighbors, but that is because my neighbors are quiet  not because of any decent insulation or sound-proofing in these buildings. And yes, you can hear your neighbor when they take a leak.


Overall, a more diligent management team and an extreme maintenance overhaul (piling more caulk, stucco, and wood filler over the already exuberant amount that is there is not going to cut it) would make Camden a much more pleasant place to live. Without that, I would not recommend this apartment complex.
