The nice thing about Woodstream Falls is the location. Its in a quiet, greenbelt area. traffic noise is minimal for most of the condos. And it is closely located to downtown Denver. Listen, there is really NO Utopia, anywhere. There can always be improvements, for any residence. There is parking for tenants here, not the case if you live downtown. There, you can get your car easily ticketed or worse, booted. And there is a security service here, and they are responsive. So have a coke and a smile and a positive attitude about your living area. And please, clean up your dog poop.

It is centrally located, moderately priced, and close to public transportation. The 470 Condominiums are located on 23 acres and range from 750-1150 Sq . The HOA fees include all utilities.

Woodstream Falls is a Privately Owned condominium complex governed by covenant regulations. It is NOT an apartment complex. Some owners who invest have not taken the time to educate their tenants of this major detail. It leads to misinformation about how the community is run and how residents receive responses. Owners are responsible to the tenants to which they rent. If there is a problem(s) within the unit the resident's first point of contact is to the owner. This information has been restated in the Association's newsletter for several years.

There have been residents, owners, and investors who make threats and verbal assalts including racial slurs towards the Management Office. All of which is very unnecessary as they fail to acknowledge that this is a business and nothing should be taken personally. The woman mentioned in the negative write owned and lived in one unit unit at Woodstream Falls for well over 20 years.

The slanderous write ups such as the one in May, 2011 are by disgruntled residents and is usually a result of one having an apartment mentallity. When maintenance is required, the community is noticed in advance to be prepared. One can never predict when wear and tear will occur, however, the key is to respond immediately to resolve. The majority of the problems are resolved within 24 hours. The voicemail system at the Management Office is appropriately used to notify the entire community of the maintenance affecting their set of buildings or on the rare occassions the issues affecting the entire community. The majority of the community, particularly those who are long-term residents understand and utilize this communication venue to stay abreast of the status of repair work. It has worked for many years.

Additionally signage is posted throughout the community as another venue to alert residents to maintenance issues. Disgrunteld owners/residents often tear down the signage, which supports the useage of the Management Office voicemail for notificatoin purposes.

Covenant Communities are governed by Regulations, By Laws, and Declaration documents enacted to establish a quality standard of behavior and living within the community. Each Homeowners Association is governed differently. Onwers who are investors often fail to provide these documents to residents, which would again educate them on the expectations of them as residents within the community. Most importantly, they would be educated on the expectation of the Board and Management to the community.

Woodstream Falls has been in existence since 1972. Please feel free to access the Association's website, www.woodstreamfalls.com for a history of this thriving community. Review the financials, newsletters, maintenance and legal data to gain a full perspective of the revitalized community.

Woodstream has had our fair share of ups and downs just as any community does. We have the normal 5% owner/investor population that will never be satisfied with how the community is run. Instead of offering suggestions most are content with complaining. However, many proactive owners/invstros have participated in making viable suggestions that have contributed to the continued upgrades and supported the Board and Management decisions to move forward in rebuilding this community.

The Board welcomes all input, including that from residents, but is obligated to respond to owners only. The Board and Managment Company will not allow for disrespectful behavior towards the Board or any contractors working for or on behalf of the Association.

The Association for the first time in several years has hired a professional and reputable Management and Maintenance Companies to manage this 470, 23 acre small town community. There are approximately 1500-2000 residents living within the community and all are treated fairly and consistently within the parameters of the governing documents.

The Association hires a monitoring service to enforce the governing documents and they respond to issues quickly and appropriately. There is an onsite police officer who assists with addressing acts of a criminal nature as homeowners associations are not police entities and cannot address crimes. Our crime rate is the lowest in the district.

Then Association has been financial abused by previous management companies and for the first time since hiring Community Association Management Services, LLC and Homeworx, a few years ago, we have experienced a financial stability and quality maintenance not known for many years. Our delinquency ratio is less than 10% which is unheard of in these economic times.

The Association was able to reduce the dues from $458 to $440 in 2009 to assist as we could to help owners during the economic downturn. The Association has over $2 milion in assets and collects $180K per month to ensure the property is well maintained. NO DUES HAVE BEEN RAISED IN OVER 6 YEARS. New roofs have continued to be completed each year since 2008, new retaining walls, sidewalks, playgrounds, basketball court, upgraded laundry rooms, etc. are all apart of the continued revitalization of the community.

The majority of owners and residents are very happy with the results of the Board and Management Company and have consistently expressed their confidence in these entities.

We all share responsibiity in making the Woodstream Falls community a safe, positive and pleasant place to live. Managing a community and volunteering on the Board is not a task for the faint of heart. People target you. This is why there are very few onsite Management Companies.

this place is not bad its pretty safe i always walk my dog at night and never lock my car and nothing happened on friday it gets kinda noisy but nothing major maintenance is on top of things office staff is nice and i like the place
