We are staying here because we have a big dog and are waiting to buy a house. Like any apartment complex, they can't screen out pigs and low-life with an application so there are a few but most residents are friendly.

The old manager was really lazy and was replaced late in 2004. The new manager seems to be trying hard to catch up. We still had issues related to hurricane damage (lights out, screens loose, roof tiles). It almost all fixed. They are now resurfacing the parking lot and painting. The landscaping is great.

IF someone has rats or bats its only because they haven't reported it. They have a monthly pest service that sprays and puts out bait traps, etc. Its not an issue.

Snarling dogs isn't an issue either. Dogs are dogs and its usually bad owners that create bad dogs. Just like people, most of the dogs are friendly.

I've had several minor issues and one major. When we moved in the apartment wasn't ready! I got an excuse that they had us scheduled to move in the next day - like they were going to quick clean, paint and repair during the 4 business hours they claim they didn't get. We also have to live with cracked tiles in one bathroom. We had some leaking after Francis and it was hard to get service but to be fair contractors were hard to come by. It was the last manager anyway.

As far as safety. They really could use a night patrol. The cops cruise through and at least two live here but they could use a part-time security guard or plain-clothes type to check on the place. There WERE two break-ins during the day recently. Unforced entry. DUH if you don't lock your doors someone looking for an easy mark will find you. Anyway the cops thought that it was someone that knew the residents, knew they would be gone and knew the doors weren't locked.

One problem we have is with a few loud losers with the 500 watt speakers coming in with the windows rolled down and people with car alarms set too sensitive. On weekends people seem to be too stupid or too lazy to press the button on the trash so it piles up. It doesn't happen often enough to make an issue of it. Again if there was someone assigned part-time duty on nights-weekends, they wouldn't have any issues.

The new management does enforce the rules and cleans up after the pigs. They aren't proactive about it though. With their staff running around all day they should be able to see people not cleaning up after their dogs.

The apartments themselves are OK. They are maintained, quiet (good construction), with good floorplans. They are getting old though (about 20 years) and need to be remodeled. That would likely raise the price though.
