Review for Villa Valencia Apartments

My husband and I have lived in these condos for over a year and in one years time the condo association has managed to do the following:

1. Removed termite invested wood then stuccoed the building "without" properly treating the termites and now the termites are on the inside and are crawling inside the walls. We have had pest control out to our apartment 6 times and we still have problems. Also the workers never cleaned up and we have cement in the bushes and ground.

2. They have chopped down all the old trees and bushes, claiming we had "flying rats". Now when it rains the area becomes a flood zone!

3. The washers and dryers never work properly and we have never seen anyone replace or fix them. Doing laundry is the worse chore in the world because you have maybe a 30% chance of the machines working.

4. The condo association has no clue what they are doing. First they spend money to cut down trees and bushes, then spend more money to buy new bushes and trees. Then they have the nerve to ask owners for additional money to pave the hallways!

5. They rarely advertise that there is a meeting so only a handful of people make decisions.

6. Parking is terrible you are only allowed "one space" per unit! The average family owns 2 cars...

7. The maintenance man sits at pool all day doing nothing and the condo association pays him more than enough money!

I'm very happy that we rent and don't own this unit because you could not pay me enough money to own a unit in here! I feel sorry for the people who do own units especially for my landlord.

This is not a renter but it sounds very much like a disgrantled owner who was not happy with the Board of Directors decision to levy a big special Assessment in 2008 to bring this place up to date. Now, this place is turning into what it used to be 20 years ago, one of the nicest communities in east Boca. Residents are able to walk to beaches, shopping, Mizner,fresh Market etc. GEAT LOCATION if you like living east. Also great Pool. Think: if this place would be so horrible why would "anyone" still live here,including this ?renter?? Termites- all buildings were treated with a prodcut called Borate which penetrated deep inside the walls/wood and keeps killing termites for many many years to come. Since borate is sprayed into the walls with very high pressure which covers most of the space but not always 100% of the structure, that's why this service/product comes with a 5 year warranty to retreat those areas that were missed the first time around. Out of 104 units only a view, about 10% needed retreatment. Most owners, and I am one of them, are very happy with the Board of Directors and the changes they implemented. Trees: many of the old, huge trees that were removed were a hazard or damaging building foundations & driveways. Were there were only about 30 trees on this property will soon about 45 florida native trees. Washers not working ~ "again" greatly misleading statement from this ?renter?? Washers/dryers work 99% of the time and are well maintained. Some owners have their own washers&dryers. Parking only one space ~ not real correct either...there are enough guest parking spaces for a second car or visitors... PS. If you like to live in a nice place with mostly nice people, just come by Villa Valencia and make up your own opinion. Last but not least, he did say at the end he is happy to rent here...() :-)
