I've lived at Sutton Place for 3 years now, and have never had any problems. Compared to some other places I've lived when I was in college, this place has been great. I travel often for work, so I always worry about the security of everything, but that's been fine. Only problems I've had have been students that live there that tend to be somewhat noisy speeding up and down with their cars. But that's why there are speedbumps.
I think some of the bad reviews on here have been from students that often make too much noise or have problems with management. The management has always been great with me and very friendly. Considering what they went through on the x-mas day tornado I have nothing but complete respect for Sutton Place! Hence why I still live there!

Especially for the money, this is the best apt. in Daytona area. Centrally located and well kept. And the management is great too. The negative reviews are just vindictive and I'm sure for petty reasons. <P>

I've been living at Sutton Place for over three years, and have now wanted to write a review, since I'm bored because of the tornado coming through and wiping everything out... <P>
Since I've been at Sutton Place, the parking and noise has been some of the best I've ever experienced... <P>
Noise levels inside of the apartment are normal. You will hear people running up and down the stairs, but the noise is because of them running. Perhaps talk to your neighbors instead of getting mad at them for having cheap apartments. <P>
I have always felt safe with the people that live there, as I've never seen anything bad happen. I do know that we live across the street from the worst ghetto in Daytona, but I really don't have any issues with anybody coming in and snooping around. <P>
The only reason I'm going to move out soon, is because of the Management. I have only beef with one of the old geezers, and it's because she is downright rude, and obnoxious. <P>
If you can learn to ignore them, and realize that THEY will never do anything for you, then you'll be ok! <P>

My husband and I have lived here for about 2.5 years and have to move because of his job. We have enjoyed our time here very much. The apartments are not the newest but as far as the townhouses go they are very spacious and well layed out. I never heard my neighbors unless they were closing a cabinet in the kitchen. If you are looking for brand-new than this is not the place for you but if you are looking for somewhere comfortable and affordable this is a great place. My husband and I never had a problem with parking, we were always able to park right in front of our door. The grounds are well kept, the pool is always clean and never busy (they have an adult-only pool and one for kids), the trash is well taken care of. I didn't use the laundry facility because we had our own W/D but they looked like they were in pretty good shape. The maintenance was GREAT! We had problems with our hot water heater and they gave us a new one. We were having problems with our A/C dripping and they fixed it right away. They always came the same day or the next and were VERY NICE! We've also never had a problem with the ladys in the office. If you treat them with respect than they will respect you. <P>
The only negative thing I have to say about Sutton Place is that it is across the road from a not nice area. I have never seen people from over there in our complex walking around or using our things but I would recommend locking your doors at night but of course you should do that anywhere you live. I would also like to say that as a young lady I have never felt unsafe living here or have been afraid to go outside by myself. <P>

I lived here for 2 year and actually loved it. I have never had any problems with the management here. Most people writing reviews on here seem to be students at Embry-Riddle. Since their mommy's and daddy's are paying for their apartment like they have paid for everything else in their lives, the feel obliged throwing a hissy when they don't get their way. I know how they act because I work for the University. <P>
To be honest with you, yes the apartments are older and were built in the 1970s. So, obviously they are very lived in. But they are comfortable and you get new carpet when you move in. The place was spotless when I moved in. <P>
The walls are thin, but many apartments are like that. Students coming here that have never lived on their "own" before don't really understand when you "rent" it's never perfect. <P>
So if you're looking for something affordable to keep you comfortable for a year or two, I think it's a great deal. Plus the staff are not rude at all. If you are pleasant to them just like you should be to anyone they will be pleasant back. I had been in the office many times when they were helping other people and they were very professional. <P>
So don't be thrown off by some of the reviews on here. <P>
