I've lived here for five years. First the complex was called was Colonial Village, which was all right. Then new horrible management took over and it became The Heritage: Apartments from Hell. You'll find nothing but bad reviews about this place from 2005-2006. During that time I hated living here and was trying desperately to break my lease. Fortunately last year we got yet another new management, The Polos. They've raised rents significantly, which is the main reason I'm moving out, but haven't made many improvements. Things have gotten better than they used to be, but it's not enough to justify the massive rent increase. If they weren't raising the rent so much, I'd probably stay, because right now it's not a bad place to live.
However, in five years it's fluctuated a lot. There are good years and bad years, depending on the management. I never bother to learn who the manager is, or who the staff is, because staff turnover is higher than at a fast-food place. It seems like there's different people working here every month. The only good thing about that is that if the current staff sucks, you just have to wait it out because they'll likely be gone soon.
Pros:
Safe to live here, especially for single women, and safe to walk around alone at night. Currently the majority of machines in the computer room and gym are working. Every month there's free pizza, ice cream, movie nights, raffles, parties, etc. if you like that sort of thing. And free (limited selection) movie rentals from the office. The staff-sponsored pool parties are quiet. I live next to the pool/clubhouse, and have not had to make a noise complaint in over a year. Big dogs are allowed. It's close to Publix, UF, etc. but still far enough away to be wooded and have lots of trees and little traffic. Washer/Dryers in apartments, and every apartment has a porch and small patio. Maintenance no longer bursts into your apartment at will to do surprise "apartment inspections" as they did under the creepy old management! The current maintenance guys are nice and I feel safe letting them in to fix stuff. They're not always efficient, though.
Cons:
Apartments are tiny, with mold problems and no storage space. (Another reason I'm moving - no space for all my stuff) Dog poop is everywhere because pick-up rules aren't enforced. There are only 2 permanent dumpsters for the entire neighborhood, and they are always overflowing with garbage, which gets strewn into the streets. Raccoons prowl all over because residents throw food and garbage in the grass, or leave it sitting outside their front doors. The rents are just way too high for the tiny apartments.
I've never had a problem with flooding or leaks, but some people have. Living on the top floor is probably a good idea if you're concerned about that.
Bottom line: it's not the worst place you can live, but there are probably better places. Management and staff isn't as horrific as it was two years ago when this place was called The Heritage, so don't let those horror stories scare you away. If you can afford it, it's not a bad place to live.
P.S. I've had minor roach problems in the past, but this is Florida!! Every apartment complex is going to have bugs, that's just the way it is!
