Summer 2003 Subleaser

I?m Subleasing my friend?s room here at Gainesville Place. I?ve only been living here for three months, but I haven?t had any problems with noise or construction. It?s a nice place, I guess the gym has the essentials - however, state-of-the-art is definitely an exaggeration. The UF student gyms are way better, but I still use the one here since it?s convenient to visit on the way to my room. I don?t have a car, so the bus routes are critical. So far they?ve been great for getting to and from campus, but otherwise it?s a lot tougher than living on campus. If you want to go anywhere else in Gainesville, you have to ride to campus and transfer - which takes a long time. Also, I'm dependant on others on Sundays since the buses don't run then and the apartment is definitely not walking distance to the libraries or other campus amenities. The room is excellent, I have a lot of room, a lot of drawer and closet space, and a nice bathroom. I share a nice stove, fridge, dishwasher, pantry, washing machine, drier, and living roomwith my three roommates. The maid service did a good job, they only come in once a month to clean the common area and the bathrooms, but this seems better than nothing. The only thing is that the room seems to collect a lot of dust, and the toilet grows a ring of mold before the maids come back. The ethernet connection and cable connection are also major bonuses - lots of channels and the connections have been reliable, only a few brown-outs, but that's not a big deal. The biggest problem appears when it's time to move out. When Gainesville Place doesn't have to concern itself with maintaining a year long relationship with you, all of sudden they're not so nice. Besides the painting, inspections, and other inconveniences they were completely inflexible with requiring me to vacate during my graduation ceremony. They wouldn't even give me an extra hour so I can deal with this stuff after I return from my graduation, I find it hard to believe that they're going to use every minute between my check-out time and the move-in date a week later. Apparently it's a 51 week lease and not a year long. Ask about the move-out policies when you start, they also have these insane requirements and charges if anything is damaged. For example, they want $150 if the doorjam needs to be replaced!
