These apartments are slowly becoming the ghetto and little missy that likes to respond to the lack of parking... parking is an issue most of the time if you come home after 5 or 6 pm. If you have young kids or are carrying groceries it is an issue. This is an apartment community not a "professional apartment community" no rent doesn't designate as such. Not everyone in here pays the same rent for the same thing and that is ridiculous. These apartments look good but are poorly constructed. The wall paint is flat chalky contractor grade that if you try to wipe a mark or stain you just make more of a noticeable mess, there isn't one straight wall in my apartment, the appliances are the cheapest bottom of the barrel, we have hard water w/ rust and lime issues, whoever made the comment of the stone entry, that is called tile really no big deal pretty standard for a new apartment, windows are single pain, walls are paper thin, you can hear your neighbors conversations if they are in the adjoining room, everyone going up and down the stairs, huge turn over in staff, i have been here 10 months and we have had four maintenance guys come through, 3 managers, and countless leasing agents, there is one trash compacter outside the gate that is always overflowing and STINKS, and new office staff lets whomever move in here and we have had the cops in here several times due to vandalism and theft and some ghetto kids have burned the entire internal preserve area down........so aesthically they are nice and newer but slowly going down hill. Not to mention your neighbor who has the same aprtment as you may be paying 200 less than you, as a matter of fact as i have made friends in the complex i have learned that for the same apartment there is almost a 250 price range difference for people who all moved in within a year and a half of eachother.
I have been here for one month and so far am very impressed with this property. The move-in process was easy and 'pain-free' and Mark in the front office was *AWESOME*! He personally showed me to my apartment and waited while I conducted a walk-thru. Before Mark left, he left us a nice little gift basket of goodies and a Florida Club welcome mat. Neither gift was particularly expensive, but the thought was appreciated.
While I haven't been here long, this is my experience thus far:
PROS:
Beautifully maintained grounds and facilities;
Nicely finished interiors with beige walls and white trim;
Attractive cabinetry with brushed aluminum hardware;
Higher-end stone flooring in the entry, laundry, kitchen, pantry, utility and bathrooms;
Lush (CLEAN!) carpeting everywhere else;
EXCELLENT water pressure in both bathrooms;
Large size single car garage. I have a mid-sized SUV and it fits easily with 3-4 ft available for additional storage. Fully finished, with power outlet and overhead lighting;
Nice-sized screened in patios on the 2nd and 3rd floors (non-screened verandas on the 1st floor);
No bugs! I have yet to see a single bug inside my unit. I do own a cat, so she may be killing the odd bug before I see it, but she has not picked up anything herself (i.e. fleas).
CONS:
Parking is a challenge, particularly if you arrive home late. Often residents park illegally making it difficult to gain access to my garage (which I pay $75 extra a month to rent);
Noise is not bad, but it is noticable. I am on the 2nd of 3 floors, so I probably hear more than others, yet it isn't more than 'expected apartment noise'. I utilize a low-volume sound machine in my bedroom to mask any occasional noise and I haven't been woken up yet (and I am a very light sleeper);
While the cabinetry is very nice, the appliances leave something to be desired. They are definitely on the lower-end of the asthetic range (no flat-top cookers, no side-by-side refridgerator, very basic dishwasher);
Residents must utilize the washer/dryer in the unit, which happen to be space-saver/stacked units. While functional, I miss my personal units.
Overall I am VERY pleased with my apartment and the community. The office staff has been great (Special thanks to my leasing agent Mark!) and no issues have been noted to date.
This is a discusting apartment community!!! There are roaches coming from every corner!! I have had to ask for pest control 5 times so far. The Office manager has said that it is coming from one apartment, but they are leaving soon! They are unwilling to help!! I have called over and over to have this taken care of!!! My neighboors say they are haveing the same promblem, that roaches are coming out of there A/C units!!! I pay 1200 to live here, this is unacceptable and discusting!!! Do not move here!! Do your research first!!!
They have totally inadequate parking for the number of residents, many of whom are students at UNF. Management has little to no care. They would love to SELL the students one of the overpriced garages. Students have no need for the space and no finances for the garage with the already 1000+ rent. So the spaces attached to the garages set empty while residents get towed for parking on the curb when no other spots are available. To add insult to injury they are impounding the vehicles at lots where fees are compounded after 4 hours by an additional 1 hundred dollars. Apartment is nice but if you like to park your car after 6 pm you will want to find another place to live.
This is a newer community in the Southside area of Jacksonville. It is small and quiet. The landscaping is beautiful and it's surrounded by a preserve. Most of the residents are professional and it's such a perfect location! Central to everything fabulous in Jacksonville! The management team is friendly and they don't put up with any shady characters...so my mind is at ease. I love coming home to Florida Club at Deerwood!...won't you be my neighbor?
