Rented a renovated unit - everything is brand new, quality is good. Haven't had any issues so far, but construction on the property is a minus. Wish it wasn't here.

07/25/12 Residences at the Falls is wonderful! I recommend it highly. The entire property is under renovation and change is happening daily. The new management and owners that have replaced the former bankrupt owners are very actively weeding out tenants that need to go, left behind from the days when "anything went" at this development. The former owners who abandoned the property in foreclosure lead to the settlement and purchase by new owners who know what a gold mine this development and location is. The security is top notch - A+++. NOBODY comes to your residence until the guard calls you personally or they have been notified in advance. The caliber of my fellow neighbors are the type of people I want to live around and want my children to play with their children. The screening process to live here is stringent and keeps out people who should not be here -- and I like that. The rules are clearly communicated, and if your don't follow the rules there are consequences - like getting your car towed. The location is the best, the schools are outstanding and the management has put a stop on the very things that once made this development less than desirable. I give the property a current grade of a B+ and see that grade going up. Love it and recommend it highly!

I've been living in this community for over 5 years and have seen this place go through a LOT of changes. New management has finally fixed the pools (which have been closed for a years!), installed gates and are getting to the tennis courts I would love to use. And I don't care if they are Russian, German, or Chinese - as long as the community is safe and secure, maintenance gets done, and it's quiet in the evenings.

All those people who are complaining are probably getting kicked out... Thank you, management, for getting rid of trouble makers!

Wow...what an awesome place. I looked at three of their renovated condos all with crown molding. I am going back on Tuesday to look one more time and I believe that I will make this my new home in March 2012. I am impressed with the size, appliances and the staff. I will write another review once I go back for a second visit and I plan to go their after hours as well to see how everything looks after dark.

I'm new to town, moved here because of my job. I found this complex online because it was close to my job, and i am very happy with my choice. I moved to the updated unit about a month ago. And i can't say anything bad about it. Super spacious, closet space is amazing! It can fit all of my shoes(and i have a lot!) Open kitchen is very comfy. Combination of price and quality! I would recommend it to everybody!

My fiancé and I recently moved in to the brand new totally renovated units, and could not be happier! Brand new a/c, appliances, tile floor throughout, crown molding, an open kitchen, new fans, and a big patio. I have not seen one single roach As some others have posted. The bathroom has been completely redone too, and our master bedroom walk-in closet is awesome. They have re-done the entrance and will have a gated entrance by the end of the year. The staff has been totally accomodating, and even let us move in 5 days earlier than we were told. I would recommend this place to anyone, assuming you get a renovated unit. I didn't see the older ones at all. Hope this helps.

i only pay $850 a month. although the pool and gym have yet to be open since i moved in 10 months ago, everything else has been pretty great for me. no flooding or power outages. i never hear from my landlord which is great. security is there for breakins but lets you do your own thing otherwise. some large cockroaches from time to time but hey its florida. only other thing that sucks is that the walls are paper thin - if your neighbors are having fun next door, you will know it. water pressure is ehh. and there is a flea problem from lots of stray cats, but as long as ur dog is on meds, ur fine. i like living here because of the HUGE! outdoor patios and big living space all for $850 a month which includes a washer/dryer in my unit. bathroom needs to be redone. and my neighbor got robbed. but i hav been safe :)

For the short months that we have been renting it seems nice. Things get taken care the same day. My a/c went out during the eveing. I called in the morning and the a/c was working that same day. The employees at the leasing office are helpful and attentive. The only issues were that the cabinets were spray painted so the paint periodically comes off when you clean them and the balcony was spray painted as well in a bit of a sloppy manner. However, I remind you that I have only been living here for a short time. Written on 4/25/07 <P>
