I have been living here at the Colony at Dadeland since December of 2007. Not much has changed! They remodeled some of the apartments, which was the only reason I moved in (aside from the great location.) The complex was practically empty when I first moved in. Plenty of parking, no noise, hallways and common areas very clean, lawn and trees were well maintained. Everything was great until they stopped trying to sell the units and started renting to just about anyone and EVERYONE. This place is ridiculous! The hallways are filthy, the trees hang all over the cars in the parking lot, there are abandoned cars with flat tires in the visitor spaces, the flooding is unbelievable, the tenants and their children are the noisiest human beings on this planet, no one believes in "quiet time," you can never get in contact with someone in the main office, they do not believe in conducting any kind of maintenance while you are present, you now have to pay extra every month for an assigned CRAMPED parking space, etc. The list can go on for days! This is my third year here and also my LAST. The plumbing is absolutely ridiculous. I have had to deal with clogged drains since day one. I have had a leak (which is now molding) since May, coming from the townhouse upstairs, and it still hasn't been fixed. This place should not even belong in the Dadeland area! The only thing they are good at is leaving grammatically incorrect letters on your door everyday regarding your water being shut off from 9 a.m. - 3 p.m. due to construction. Oh, and the construction crew, they don't even hire license contractors. They use some illegal aliens who drive their pickup trucks up to your front door, literally, and then they throw all the construction material from the second floor down to the bed of the truck on the first floor, not to mention that they bring their materials in a shopping cart. GHETTO and HAZARDOUS! Also, don't be fooled by the security guards and gates. They serve absolutely no purpose! They close all the gates at 8..ish and you have to drive all the way around the complex to get to your apartment because only the main gate remains open. However, when i first moved in the security guard would ask you where you were going and take down your tag #. Now, the front gate is open, the security guard is no where to be found, YET you still have to drive all around the complex to get to your apartment. Lastly, the leasing office LOVES to leave their "three day notice" on your door anywhere between the 2nd and 4th of the month, even though your rent is due on the 5th. Overall, wouldn't recommend this dump even if the residences were FREE!!!
