Termite Heaven And Deposit Rip-Off

For starters, this wooden building was built in the 40's and it shows with the termite damage, warped floors and porous insulation. Unit had two AC wall units that ran constantly and could not keep the apartment cool, but were good at blowing dust inside and making noise all day long.


My electric bill was $80 per month for the 600sq, ft unit and I only spent half my time there! I now rent a 1200 sq ft apt and now my bill is only $40 bucks.


Sewer gases backed-up from the tub spreading foul odors.


DO NOT SIGN THE LEASE! It is incredible biased in favor of the Landlord.


It has clauses like:


-the first $100 dollars of maintenance repairs is paid by the Tenant! Talk about being afraid to call in a work order.


-there is no proration of the rent, ever! That means that if you pay for your entire last month and you move out on the 5th, you will not get back a 25 day prorated refund.


-if YOU don't initiate a move-in condition report in writing, then the apartment is legally assumed to be in PERFECT conditions, leaving the door open for your deposit to get plundered by the Landlord. And he WILL blame you for prior existing damage as he did with me. Amazing how that works...


3 months after I moved in, the laundro-mat services wouldn't work anymore; then I had to DRIVE to a laundromat to get my laundry done.


A good indicator of the Landlord's character, besides the predatory lease is that he does not disclose the fact that a 3 seater couch will NOT fit thru either the front or back doors of the units. Of course, he'll be glad to help you squeeze it in for over $100 bucks by removing the kitchen window frame. Oh and don't forget that you have to get the couch out when you leave, so there goes another $100 plus dollars. I gave away my couch to a friend and bought a 2 seater couch, rather than to allow the Landlord to take advantage of me.


There is street parking available at your on risk. Streets are narrow and your door mirror will get damaged sooner or later. That was $200 for a new driver's side door mirror.



Also the Landlord says he normally doesnt change locks after a Tenant moves out. Unbelievable. This poses a security risk to the new Tenant for the sake of the Landlord saving a few bucks. Talk about cheap!

Last but not least are the fleas. While I lived there, we had a major flea infestation. That was a miserable few days. The house sits over a dirt lot on top of cinder blocks which allows street cats to live underneath the building and spread fleas. Fleas found there way easily into my unit thru the floor.


Bottom line is that the living conditions were unpleasant and to add insult to injury, the Landlord plundered my deposit for pre-existing damage and got away with it 'cause I signed that insane lease. Lesson learned. I can only try to warn other unsuspecting Tenants.
