My residence at the SEAPORT apartment complex has been outstanding. The office staff delivers impeccable and friendly customer service. The apartment complex is thoroughly maintained and the atmosphere delivers strong sense of community and family. The SEAPORT Apartment complex offers top notch security, privacy and safety. My name is Chelli and I am signing my third lease at the SEAPORT Apartment complex. The owners of the building are very cordial and professional and go out of there way to accommodate all of the tenants. They are always looking for positive ways to enhance the quality of living at the SEAPORT Apartment complex.

I recently moved into Seaport a month ago from Wisconsin with 2 other roommates. We are 26-27 yr old young professionals and have had nothing but a great experience. The staff in the leasing office is fantastic, especially Brian, Bridget and David, and have really made this an especially great place to live. Since I'm new to the Tampa area, they have been full of good advice and recommendations on what to do and where to go. I have yet to experience/notice any problems with other residents. Everyone here has been very respectful and I'm starting to make some cool friends in the building.

So I read a lot of the reviews before considering my move to the area. I had just moved from out of state and really knew nothing about it, so natuarally I did some research. I have lived in apartments for 10+ years and have had experiences with the good, the bad and the ugly. This place is much better than alot of them that I have lived in, and I have lived in some pretty nice suburbian apatments. But I wanted the convenience of being near a downtown again.

As far as security is concerned, that to me is the responsibility of everyone that lives here. I have not personally seen any issues with it. I actually asked for a spare access card from the leasing office when I signed my lease and they kindly explained that they are specifically for us that live here, so that only we can have and grant access to who we want, if we want. Which I thought was pretty cool, I don't want just any joe-schmoe walking in here off the street. There have been complaints of pet waste in the hallways... Yeah I find it pretty gross myself, but my fiance and I always call the office when we see it so that they can clean up after the inconsiderate person that just let their dog make a mess in the hall and then not clean it up. This is a very big community, I see maintenance and staff walking around all the time checking it out and saying hi as I walk by. Even in the courtyards, I like sitting out on my awesome balcony to read on nice days, and see them picking up dog poop in the courtyards, it's every pet owners responsibility to pick up after their pets, it's really sad that they don't and someone else has to do it for them. I know that I always grab a bag when I take my dog out as soon as I get into a courtyard. I will admit that they lighting is sparse at night outside, but when I thought about it... I know I hated it when I had a light shining right in my bedroom window at night when I was trying to sleep. So it makes sense. Since I have lived here this past year I have seen some great improvements all around. They really seem to be revamping this place and making major efforts to make this place a nice place to live. Most of the people that I have met here have been great. The office has community get- togethers all the time, it's really a great way to get to know people, afterall I did just move down here. I have never lived at a place that had so many, maybe once or twice a year. Sadly yes there are some of the inconsiderate people that live here that can get loud or just not care about anyone around them but themselves. But I also realize that I too am living in an apartment community and that happens everywhere you go. If I wanted to do my own yard work, major home repairs, have silent living, then I would go buy a house in the country. But I don't want to do all of that yet. And if I do want something fixed, I go down to the office and tell someone, call it in or send a request online if I can't make it in, and it gets done. And I read something about traffic and it being hard to get home bc there is too much of it... where? And if I don't feel like driving, there are so many different alternatives from here, I can walk down the street to the trolley stop or call the courtesy car (which is pretty cool, you only have to give them a couple bucks each for gas). It is already in such a great location, I can walk to a few different places for dinner, to go see a game, go to shops and close to the highway if I want to just hop on it and head anywhere else I want. All in all, I would absolutely recommend this place to my friends, in fact I have already. The office staff is very nice and is always very friendly. Maintenance has really improved on alot around here, so this new management change has been great! Just remember, anywhere you go, there is always going to be a bad apple, and when there is it's up to us that live here to call the after hours line, courtesy officer or even Tampa PD, that by the way I have never seen circling around here. Thank You Seaport!

the Leasing staff is such a joy to be around, always there to help with answering our questions, Maintenance staff is always ready to respond to any issues large or small, i would highly recomend this place to any and all who would like to make downtown city life a part of theirs, and to any one who is a pet owner this place is great with Yappy hours.

My family’s experience has been a bit less dramatic than some of the other posts. My wife and I, along with our two young children, have lived at Seaport for about 5 months now and our experience has been pretty good overall. On our hall, there are some young professionals, two other families with young children and an older couple with a teenager. I do see some younger kids (probably students) around the clubhouse, garage and pool, but they have never been a problem for us or our courtyard. My son and I play billiards every now and then and everyone has been nice to us. We have had two maintenance calls since we moved in for our garbage disposal and a light bulb in the stairway. Even though management said the lease states the resident is responsible for changing light bulbs, maintenance showed up the same day and did it for me anyway because it was a tall ceiling. The disposal was fixed the same day as well. The floors have been enjoyable for us because we have some nice area rugs, but the floors do need a once over for dust each week. We like the character of the floors and staff recommended a micro-fiber mop opposed to a Swiffer and it has worked well. We mop every now and then with Mop-n-Glo and it brings back the shine. I have walked with my kids to Curtis Hixon Park and the Ice Palace for several events without any complaints from the kids. We’ve taken rides on the Trolley and used the free courtesy cab (must tip) without any trouble. My kids love watching the dogs play in the courtyards in the afternoon and we see residents down there with multiple dogs on many occasions. Never seen any pet waste, but the problem is sometimes all dogs don’t get along and the momentary barking bounces off the walls of the courtyard and can get aggravating if the pet owner doesn’t do something about it. We do here it every now and then during the evening, but rarely too late after the kids have gone to bed. Every now and then we can hear people talking in the halls and/or hear our neighbors televisions when walking to and from the garage, but I’ve never caught anyone standing outside my door listening nor have I ever stopped to listen at someone else’s door. Overall, the experience so far has been a good one and what we expected living in an urban downtown apartment.

I've lived at Seaport for about 3 months now and everything has been going just fine. I have never felt unsafe here and everyone has been very friendly.

To the person that says Channelside is not in walking distance... that's crazy! It's less than a mile away. Also less than a mile is a park to just sit and relax. There are some churches within walking distance and there's also a courtesy car that will drive you anywhere in the DT, Channelside, Hyde Park area for free (just tip them). They run until 1:30 am.

The lounge has a business center and you can print there for free. They also have resident events that allow you to socialize with other residents.

There was only one night I heard an argument going on downstairs but other than that I never hear my neighbors (same floor or above).

There are a lot of dogs here and on occasion the elevator will smell like a dog but other than that I don't notice their presence without seeing them.

The floors are difficult to maintain... they aren't very appealing but it doesn't phase me all that much.

I guess overall if you are looking for perfection you won't find it here (or anywhere really). I haven't had any problems but if something changes later on I will update my review :)

I do feel it is a bit overpriced but I love the location and my apartment.

I've read all of the reviews and apparently in the 2 years I've lived here I've completely missed out on all of the parties! Dang!
I will say this; I'm in my late 20's and a professional. I am not from FL. I work from home 2 days a week. I came to Seaport as a tenant of the Marriott. My company paid $3200/mo for a one bedroom fully furnished with Marriott onsite at Seaport. Marriott would not have (or keep) corporate clientele at the community if it were anywhere near as bad as what has been stated here. I signed my own lease with Seaport when my position in FL became permanent, because I liked the community. I'm signing my second lease on my next unit here and am getting an upgrade.
For those complaining about the dogs, admittedly it used to be an issue. (Yes, I have a dog). The dogs at Seaport are no different than the dogs anywhere else - it’s an indoor complex. The issue is that there are long hallways and though there are multiple exits out, it’s still a long way for a doggie that’s gotta go. The staff has done their job with notices, fees and has even installed perimeter cameras. I was extremely happy once they implemented more doggie waste units around the complex because it helps those of us with a desire to keep it clean.
Regarding the location, it's downtown. You find exactly what you expect when living downtown. Yes there are downtown characters...it's downtown! I am a single female and walk my dog at all times of the night. I have never ever been approached by any characters, whether they lived here or not. Maintenance is always around each morning to keep the place looking good on the outside.
Security/comfort - If the cameras around the complex, FOB'd entry ways and security tacks on each door aren't enough for you - they do have personal options - chains, bolts, alarms (with monitoring)...just ask. Reserved parking is available for $10. They will create spots if they are all taken. Personally if you're that scared - MOVE, (downtown is not meant for you.)
To the judgmental hypocrites concerned about “the new types of people” - who the heck are you to judge the tenants of the community because they don't look or talk like you?! Do us all a favor and move. I personally like the place because there is a LOT of diversity - in age and ethnicity. It's not a bunch of stuck up yuppies like the rest of the area. Even though there are the college kids, in order for them to afford the place, they have to be doing something right, even if it's being split 3 ways (for a college kid) - the ones I’ve met have been level headed not the infamous partiers mentioned in other reviews.
As far as the parties go, I must have been missing out! I've never heard or been disturbed by parties on a weekday or otherwise. I’ve lived here for 2 years, both units bldg E, 3rd floor. And I will say that if there had been one or two, after a long days work, I might just have joined in! Not to say this doesn't or hasn't happened but that I've not experienced or been disturbed by it.
Complaints - The floors have character though they are a pain in the rear to maintain. I wish there were screens on the windows and patio doors. I wish the hallways would be waxed more frequently or at least on a consistent schedule. No complaints about the unit or the staff, Justin is great!
All in all I like it here and continue to make it home. I hope to maintain the friendships that I’ve fostered.

I lived in Seaport Channelside for a year. I moved in August 2009 and moved out August 2010.
I enjoyed my experience while at Seaport and I met several friends that will last a lifetime. The courtyards are great because they allow you to chat with your neighbors while letting your dogs play; no need to take them to a dog park.
Also, the apartments were brand new when I moved in, which was a big reason that I moved in. The office staff is always very nice and helpful. Any time I needed anything no matter how big or small, they always helped me. Ramon is a great maintenance guy.
The one thing that can be annoying is there are a lot of younger people who moved in recently. They are young and stay up late some nights partying. But if you like that, then the pool is a great place to hang out on the weekends. That's not my thing, so I just stayed away from the pool on the weekends.
When I first moved in, there was an issue with people letting their dogs go to the bathroom in the hallway, but that has since been resolved.
Overall, Seaport is a great place to live. The owners are great and very helpful. I also think that they genuinely care about your living experience there and will work with you to improve anything if you are unhappy. I think it's a great place to live if you are young and want to meet some friends or if you are new to Tampa. It's easy to meet people there and get to know your neighbors.

My fiancée (49) and I (42) moved to Seaport Channelside in the middle of April 2010 after not renting for over 10 years. We downsized from a 3400 sq ft home to a 1200 sq ft apartment and I was concerned that I would be miserable in an apartment setting, but that has not turned out to be the case. Life has suddenly become much simpler! Management has recently changed, though no one new has been added, so I don’t know if any of the items I list below are still permissible:

We paid a very reasonable fee to have maintenance paint accent walls prior to move in and they were done very professionally. We brought our own appliances and they removed all of the existing (except the stove, which we hope to replace soon with a smooth top). Our kitchen has all granite counters and concrete floors, which we wanted since we have small dogs. The storage facility on the 6th floor is very clean, dry and convenient. Every morning, I am greeted by at least one member of maintenance as I leave for the office. Everyone on staff has been very nice. Actually, with all of the people in this community, we’ve only run into one neighbor that’s a bit “odd”. One of the best things about the community is meeting all of the pets and their owners while out walking. Even though we don’t generally participate, they always have something going on around here – sporting ticket give aways, pet parties, pool parties and cookouts, networking events, special pizza delivery nights. etc. etc. We hope to start using the gym pretty soon and may one day venture into the “spa” for a massage or some feel good treatment.

After reading some of the other blogs, I’d have to say that we have not experienced many of the negatives I’ve seen. It is a nice little walk to the trash chute – but, we like having the ability to dispose of our rubbish 24x7 rather than having to collect in our garage for bi-weekly trash pick up so, this is a positive for us. We’ve only seen the police here once and it appeared to be a domestic matter. It is downtown Tampa, so no doubt, you’re going to see some riff raff out and about. But, on our side (12th St) we really don’t see much. I don’t make a habit of it, but I will go down and walk our dogs at 3am (by myself – a female) if I need to. Mind you, it’s well lit in front of our building and I don’t stray into the shadows – common sense. There are some dog owners that just refuse to clean after their animals (a shame) but, we’ve only seen “remains” (from a small dog) in the hall once. The complex is very pet friendly and overall, it’s in great condition. The elevators usually smell of a funny disinfectant (to me) but not urine and the halls are machine waxed and buffed at least quarterly. As far as maintaining the floors inside our apartment, we’re near OCD so we regularly (Shark) steam mop and then add the shine back with simple Mop n Glo. The floors work for us and were a main reason (+ the pet policy) why we moved here Vs elsewhere. Overall, the noise isn’t as bad as I would have expected and mostly occurs from the occasional party-goer coming for the car they parked on the street or disrespectful neighbors. The location of our place isn’t on a main hall, which may help.

Hopefully, someone finds this information helpful. These reviews were helpful to us when we were trying to decide where to move. If there is one thing they would do to improve the property, I would vote to install security cameras at the entrances, halls, trash chutes, and in the pet parks. It would certainly deter would be criminals but would also help enforce the picking up after pets and ensuring that everyone is putting their own trash down the chute.

I've had excellent service with friendly and helpful staff, including the Property Manager Carol Ruth and Leasing agent Justin. The maintenance staff are clean, quick and courteous, many times going above and beyond to assist (Ramon even helped me unload a dresser from my truck when I was moving in). The facility is kept clean and any problems are fixed ASAP. The courtyards are well maintained and offer some "greenscaping" to the downtown area. The complex as well as much of the downtown areas are very pet friendly. The pool and gym are amazing and can accomidate many residents. I moved from a 3 bedroom 2 1/2 bath home, so having climate controlled storage on-site was a huge incentive. I have 24/7 access to all my personal items, and I know they are safe and sound right up on the 6th floor! The one noise complaint I needed to make was handled swiftly and resolved with the highest level of professionalism. Again, I really enjoy my residence and have seen nothing but the highest level of service being provided.

When I had to leave Tampa before the end of my lease the property manager called me up and immediately tried to help me out. She was so kind to work with me on a plan to stay in good rental standing while I was breaking my lease!

Whenever any kind of safety or noise issue came up the management jumped on it and had a solution in place very quickly with no fuss.

I've lived all over the place and I'd say the Seaport was one of the best living experiences I've ever had!

I will say when I first moved in last year I was extremely happy with my new apartment, but between then and now a lot has changed. Ever since this "new" management has taken over things have gone progressively downhill. I haven't dealt with them all too much other than handing them my check, but it seems since they've taken over this place has turned into a "dorm". The partying has just gotten ridiculous. Sure we all like to let go on the weekends, but when you're woken up on a weekday at 3 a.m. its quite annoying especially when you work a real job unlike most of the students that live here it seems. My lease is up in a few months and I originally planned on re-upping it, but at this point I am walking. Still a nice place to live, but in the end when you spend as much money as you do expect a little more.

well what can i say, i moved to tampa from europe. i was looking for an apartment that can at least keep my standard. i went to see the apartments and fell in love with the A2 apartment! nicky and (i think dave?) are very helpful, made things super easy for me and i moved in 3 days later!
here is my review:

saftey: beeing 6'4'', 240 lbs. and getting payed to step in the ring for the past 12 years makes me pretty self confident most of the times anyway, but i only rate it 3 stars, since i feel my front door to be too "unsafe", plus 1-2 other small things.

parking:
well, plenty of parking lots and the most cars i have counted on my floor were 8 in total, so.... nothing to worry.

appearance:
brilliant! it's clean and looks new (well which it actually is)

office staff:
helpful, friendly and easy to deal with. what else can you ask for?

maintenance:
as mentioned before, everything great. GYM, pool is clean. every corner i went, was absolutly OK!

condition of unit:
when i moved in, i was told that my apartment will be total cleaned (which was done!). kitchen (UNUSED two side fridge, UNUSED stove, UNUSED microwave, UNSED washer, big hard top counter etc.) was what actually make me choice the apartment! everything was super clean, no bad smell (when i went to see the apartment, it had a strange smell! i was promised it will not smell when i return and it didn't!).

noise level:
it is absoluty quite! i NEVER (!) heared a tv, loud people or anything like that! it might be, because i am living on the far end?! well, then again, when your unit is poolside, there is always a possibility for a higher noise level, isn't it? :)

overall rating:
5 stars!!! you will not find something better for this money, period! friends of mine, actually planning to move in the complex!

We used to live on Harbour Island (Park Crest) and started shopping recently for a new apt home. We stumbled into Seaport when trying to visit Grand Central on Kennedy. We were greeted by David who made us feel welcome, happy and secure. The facilities at Seaport are all very practical for a downtown look and feel. We have a corvette so we park on the first floor to avoid the incline on the ramp. We have a unit on the 4th floor over looking the pool and the port of Tampa. We love the sunrise in the morning and also a short walk to Ybor, Channelside and/or downtown Tampa.

Living at Park Crest the past 4 years we felt like we lived in a jail and that we needed security to protect us form security. At Seaport there is a keen sense of community and people talk to other neighbors vs reporting them to security. We love it here and would suggest you experience the lifestyle at Seaport yourself.

We have lived here a little over six months and things are deteriorating rapidly. They are in financial trouble and have started accepting anyone; there are a lot of university students who think this is a dorm. They throw wild parties during the week and every Friday and Saturday night, which the complex condones; they even starting to hold their own happy hour. You have a lot of vandalism going on, the other weekend there where shrubs and small trees pulled out of the ground on the 12th street side, over the weekends trash collects in all the garage floors, the ramps for the garage are terrible unless you have a SUV or truck the bottom of you car scraps. People get into arguments in the hallways and scream obscenities at each other.
I talked to a guy who was proposition in the guest parking garage and part of the place is used as an extended stay hotel by Marriott. A lot of people have moved out because of stuff like this and I know of others that are planning to. I can’t afford to buy what it would cost before my lease is up to move or I would move out now. I will move this summer when my lease I up.
I definitely recommend staying away from here.

You obviously are posting by the seat of your pants. Seaport has round-the-clock security and maintenance personnel who lives on-site. The area is developing nicely with more upper-scale locations than not. It doesn't matter where you live, there's going to be problems in one way or another. Channelside is the first apartment dwelling in the Channelside area - all the rest I believe are condos.

And no - this is not the property manager writing this. I work close by and have been watching this development since the groundbreaking occurred in January 2007. I know for a fact that it is just now nearing completion and not all the units are rented out yet, which leads me to believe you don't even live there and don't know what you're talking about. I do know the management staff, and they are always courteous, friendly, and knowledgeable.
