Ive lived here for almost three years and it was under different ownership before Blackhawk took over (AIMCO used to manage here). I prefer Blackhawk over AIMCO 100%. As soon as Blackhawk took over, they immediately began to renovate rundown areas of the complex, like the baking hot laundry centers - putting in tile, fixing the broken machines, and putting in ceiling fans so that the broken air conditioner wasn't needed (the air conditioner has since been fixed). They landscaped the main drives of the property much better than AIMCO had, and now offer washers and dryers in the two bedroom units. I live in a one bedroom so it doesn't help me much. I wouldn't leave my car parked in the lot unlocked, as I have had people rummaging through my car before when I left it unlocked (my mistake and won't happen again!) but that should be common sense anywhere. It is true that the back gate doesn't work any longer, which is unfortunate, since it was much easier to commute of the mornings by exiting onto Armenia rather than Waters. The rear pool doesn't require more care than they have been giving it, but they have put in a nice (though small) fitness center and a wifi access "cafe" in the business office. They printed a nice newsletter to introduce us to the new management for one week after they took over, and never printed another one. It would be nice to get the newsletter more often, just to create a sense of community. The business office staff has changed, previously, under AIMCO, there was a 20 something year old girl who worked there who was very rude (I simply went in one day to get a lint filter for my air conditioning unit and witnessed her getting extremely rude with a woman who was applying to live her, telling her that her dog was not approved to live here - even though it looked to be a cocker spaniel... when the woman became frustrated and left, the girl did not seem to mind that I had witnessed it, rolled her eyes, and started gossiping about the woman!) Now under the new management with Blackhawk, I have not had any problems with the business staff. Once they issued gate cards, my particular card was not working even after activating, and the manager, Amy, was very patient and helpful in figuring out the problem, despite the fact that I was very agitated and frustrated about the problem. The assistant manager is pleasant to talk to as well, and I think they have a much better understanding of what their residents needs than AIMCO did. The leases were amended from the AIMCO leases, which had previously had the "late date" for the rent set for the 3rd (and depending on which office member you were associating with that day, sometimes they would slap a late notice on your door a day earlier under AIMCO!) and when Blackhawk took over they changed the late date to 6 pm on the 5th day of the month, which can sometimes be a life saver with the tough economic times and the rough economy. Additionally AIMCO would charge a flat and steep $100 late fee if you were late paying rent; Blackhawk lessened this fee to $75. And AIMCO was notorious for edging up your rent every renewal period, even if the market conditions didn't warrant it. However, my rent has remained the same under Blackhawk. Blackhawk also provides an informative little booklet explaining the community and lease terms in common everyday language upon signing your lease - which AIMCO did not provide. Overall, depending on the building that you stay in, the community is very quiet. Some of the two bedroom apartment buildings seem to be a lot louder because of rambunctious youngsters, but since I live in a one bedroom building, all my neighbors are very polite and considerate and its extremely helpful since I work full time and go to school fulltime so I need my rest! There is also plenty of amenities within walking distance - churches, a shopping center, restaurants, grocery stores, a Walgreens, etc. and the HARTLine bus line stops right in front of the property if you need to use public transit instead of a car.

You're right, it'snot bad at all. If you have any problems just take a few minutes to call and tell the office. They have been responsive to any issues that I have had or brought up. As a resident here as well, I feel it is our responsibilty to bring any issues of concern to the office so that they have to opportunity to address them.
