Arbor Gates isn't nearly as terrible as described. There are definately some downsides to living here, but I've been here for a year now and lived in 2 different apartments so I thought I would share my experiences:
Downsides: Parking can suck for guests, but every tenant has a reserved spot. If someone else is in that spot, all you have to do is call the 24 hr. emergency number, they will have the car towed and tell you where you can safely park your car in the meantime. Yes, you will get towed if you park in someone else's spot- but hey, this is Atlanta & parking in general sucks.
Maintenance is slow- you have to keep on them. Call every day... the squeaky wheel gets the grease. I don't pay much attention to people who complain about not getting things fixed for weeks- obviously they weren't calling often.
Packages- my advice: have your packages sent to work. They don't require signatures in the office and they're not responsible for the actual package, so if something comes up missing, you're SOL (this has happened to me).
Internet- my first apartment got a signal, my second doesn't. When you tour the apartment, ask if you can "sample" the internet connection. It might determine which actual unit you rent. I don't miss internet since I work a lot, so not a huge deal although I'm sure it would be for some.
Otherwise, the apartments are nice- maybe not the best craftsmanship but pretty. The gym is nice enough that you don't need to pay for a membership elsewhere, there are washing machines included so you don't have to factor in the cost of purchasing and both of my apartments were great at filtering out noise- better than any other rental property I've stayed in (LOTS). Also, they have recently replaced nearly everyone in the management office- has to be an improvement over last crew. But come on, how many people, in any apartment complex anywhere, can honestly say they have had good apartment management? I just don't understand why anyone comes to expect differently.
Finally, I'd have to say that most of the complaints on this website and others like it stem from people not being responsible for things they sign. Read the stupid contract- you know they're going to cover all their bases, so cover yours.
