Place looks good from the outside, location is great and the apartments (while small) are attractive. The pool scene is pretty fun. Maintenance is good too.

However the office staff, parking and safety are a major concern. Fellow residents understand that the tow trucks are the only people that actually do their job @ Gramercy.

The gate is always broken. Which doesn't matter anyways since it stays open for so long after you buzz yourself in that everyone can just follow you in. Break ins are more and more common. Good luck parking anywhere but on the 6th floor if you get home after dark. Oh, and the management must call the tow company...they won't accept resident calls (to tow) b/c the volume was too high. Awesome!

Yes, they have assigned parking spaces (if you want to pay) but after the man/woman whom owns it moves out...they do not clear the "reserved" paint and it stays empty. In combination with the "guests" that take all of the good spaces...you'll be parking on the 6th floor (even if you live on 1 or 2) and have to walk past 1) empty reserved spaces for people that moved out, 2) guest people taking up resident parking and 3) SUVs/trucks that don't understand the concept that "1 automobile = 1 space" and that the parking space lines are guidelines...not suggestions.

Do not listen to anything the leasing office has to say. I was told when I signed my lease that (free) reserved parking was part of the perks. After months of getting the runaround the leasing office informed us that parking is pay-only (unless you get home before 5pm and can snag a free space from a guest parker).

The leasing office is also beyond incompetent. DO NOT ask them any questions, just ask for the property manager's information and skip the nonsense.

Do you have pets? DO NOT LIVE HERE.

Since the back area is constantly covered in dog poop (by owners whose dogs are WELL over the size limit, way to go management!)...dogs have begun getting sick with worms even if they do not touch it. There's so much of it you might as well own several pairs of dog walking shoes b/c it's like a mine field out there that completely floods when it rains.

There are many other complexes in Buckhead that are cheaper, bigger and has a better office staff. So why pay more for less with a horrendously incompetent staff? They have 2 jobs to do. 1) Sell the units and 2) Help the residents. #2 is apparently impossible and #1 is failing now too b/c everyone is moving out and not renewing their lease.

Do the math.

great review sums up the most current problems. Just wait until pool season starts. You can forget about getting a chair at the pool, and if you think the guest parking is bad now, good luck finding a parking spot any time of the day during the weekend in the summer. If I were anyone looking to rent here, I would just find a friend who lives here and use all the amenities with them, because the guests are treated way better than the residents here. I am pretty sure you can get away with murder if you are a guest, but residents here just get nickeled and dimed and have to put up with the incompetent management.
