Nice property- lots of hidden expenses ( 10/26/2012 )

After reading a lot of reviews, I'm beginning to realize that my initial poor first impression of the staff at Heights of Kennesaw seems to be the norm. Outside of a few positive reviews on here that were very obviously written by the staff themselves there seems to be a lot people who have had a less than ideal experience.
Pros;
*Clean, beautiful property- the property seems well-kept and the recently remodeled apartments are nice.
*Not too many kids from what I can tell so far
*Location- Being right off Barrett pkwy is very convenient, so Heights of Kennesaw is in a great spot, but the same could be said about the other 100 properties on Barret pkwy.
*Clubhouse- the front office/clubhouse/pool area is very large and nicely equipped.
*Parking- I've lived in communities with insufficient parking and it's a nightmare. Heights of Kennesaw, or at least my building has plenty of parking spots. It hasn't been an issue at all at this point in time, and that is very nice.
Cons;
*The sales staff- They gave me the classic apartment sale "bait-and-switch" by showing me a model apartment, quoting me a reasonable (but not great) price of $755/month, then after I had already paid them a few hundred dollars in processing fees and deposits they notified me that my base rent would in fact be $795/month plus an additional $30 or $40 in various hidden fees and costs. I was also bounced around between 3 or 4 leasing agents to ensure confusion.
(Note: The $901.33 that I listed reflects my TRUE monthly cost for my small 1 bedroom apartment after dividing all additional fees and costs across my lease, and is not the $755, $770, or $795 rent that I was quoted on separate occasions.)
My advice to you is this- Pay no attention whatsoever to the quote they give you. Do not give them a single dime until you go over the lease agreement line by line, and have the opportunity to add up all of the various monthly fees and deposits on your own. If I knew what the actual monthly cost of my apartment was going to be before I gave them any money I would have kept shopping around.
*Pet "deposit"- They call it a $350 "deposit" however, that is a dishonest choice of words. A deposit is returned to you at the end of your lease upon an inspection, assuming that no damage was done. This is a "non-refundable deposit" which is more commonly known as a fee.
*Gate remote "deposit"- See pet deposit above. I had to pay a $100 deposit for my gate remotes, $50 of which is a fee. $50 is actually refundable.
*Speed bumps- There are obnoxious, tall, nearly impassable speed bumps all throughout the property. I have to creep over them to avoid scraping the bottom of my car. If you drive a sports car of any kind I recommend driving through the property a few times to get a feel for these things. Going over tall speed bumps on a steep hill isnt easy, and that is compounded by the fact that there is a speed bump about every 7 feet within the property.
All that being said, I'm not telling you to look past this property by any means. It seems like a very nice property so far, but just go into it knowing what you are actually going to pay. There are dozens of cheaper properties in the immediate surrounding area.

This has been, by far, the best experience with any apartment complex I've had yet.
The amenities are always working, clean, and top of the line... the staff have always been helpful from maintenance to the office managers and leasing agents. The grounds are well-lit, always clean, and the landscaping is like you're in your own private garden.
Plus... you're right next to everything! Seconds from 41, 575, and 75... and not to mention Town Center Mall with every restaurant you could ever want within walking distance. It's so nice to have everything so easily accessible and have a beautiful home to enjoy after shopping, hanging out with friends, or just running errands.

I cannot begin to say enough great things about living at AMLI at Barrett Lakes. You can tell just from driving through this place how great it is. It is a good feeling to come home to everyday. I cannot begin to explain how professional everyone who works at this place is...they are on top of their game and run circles around the other competitors out there...I have shopped them all before choosing this property to live at. <P>
