It's not a good deal in the long run...




Wesley Kensington (Euramex Management LLC), reminds me of the phone and cable companies who use the bait-and-switch techniques. My best advice would be for you to READ THE LEASE and watch how the figures start to add-up!
I was told a 1br was going for around $700, which was fine given the fact I was relocating from NY paying double. When I went in to sign the lease I was told in addition to the $250 security and $100 non-fundable admin fee, there would also be a charge for:
$10 - $35 (mandatory fees if unit has a pool view, terrace, fire place or is satallite ready)
$30 mandatory flat rate for subsidized water utility to be adjusted at end of lease (at their discretion)
$20 washer/dryer (optional)
FREE T1 cable! YIPEE
$760 still wasn t too bad until I they glazed over the rest - a 5 page lease with about 20 separate addendums:
FREE Cable it s actually T1, but it is split throughout the entire property making the signal extremely weak. Oh, and Wesley IS the service provider - IMS ISP) When the trial is over you can only get internet service through them. Unfortunately, the upgraded service is slow and there are a lot of outages. Customer service is a one man team. So forget about a 24hr callback.
$200** Concession the rent has actually been reduced to $760 as a courtesy for the ongoing construction. So when construction ends around March 2008 it will increase to $960 market value. The caveat states that if you pay rent late or default in anyway while receiving the concession it will be forfeited and the additional $200 is due for that month. This is given to you at the end right before move-in.
$100 - if rent is paid after the 3rd. This is true and has been applied. I was forced to pay $300 (concession late fee) before they would accept my rent payment because I paid on the sixth a first time offense.
$150 - They have also forced tenants to pay dispossessory warrant/eviction fees for late payment even if a warrant had not been issued in order to collect an additional $150 on top of the $100 late fee and $200 concession.
$150 If you chose to stay after initial contract period without renewal a $150 month-2month fee is applied on top of the after-concession rent ($1,110). Don t forget rent goes up every year so add $30 - $50 onto $1,110.
Another limitation is that you can only receive Direct TV programming because they are the only providers willing to service the complex. Wesley has an MDU contract with DirectPath, which generates two separate bills. If there is ever a discrepancy with your bill it will be hard to dispute as their relationship is not streamlined.
Well, you can see it starts to add up: $700 walking in the door - $760 mo lease agreement - $1,060 to $1210 if you re ever late and $960 to $1110 if you decide to stay another year. No thanks! This company is not in the business of retaining residents. I believe some of their business practices to be questionable as well. I could go on about the ridiculous items in their agreement, but it will still be up to you to decide what you re willing to compromise. Good luck!
