Just finished my years lease. I did receive my security deposit back, but was charged for carpet cleaning - was not expecting, but I will give them this it was listed in my original lease agreement so ok. I to (see prev posting) paid biweekly (think all leases are like this with Cole) I have to disagree with prev post, company is very upfront with, it is posted on their site, front page of lease spells it all out. I liked it and rent would be the same amount regardless as I am sure that if they had us paying monthly the rent would be charged at the same amount. I am a student so it was nice to be able to break up the payments. As far as late fees the last place I rented from charged $50 flat fee for late rent just for being late 1 day so if you are going to rent around campus anywhere be prepared to pay ontime as everyone charges large late fees. Overall really liked me apartment. Maintenance was okay. Loved the office staff. They always knew who I was when I called or came in, and they were friendly and agreeable. Only real complaint was that the guy upstairs refused to have his guest park on street instead of the parking lot so his friends kept taking all the spots!
