I also had the same problem with my brand new couch being ripped when it was swung into the apt through the bay window. However, the apt staff paid the full price for the couch and was very gracious. I might add that i am still nervous about informing the office about little maintainence problems, since i know they don't like us down there because of the couch incident. We've let things stay broken for weeks and weeks just to avoid visiting the office!
