The apartments are reasonably priced. The units are basic. In some of the rental web sites The Falls claim their apartments are renovated with french doors and all units have washer and dryer hook up with new appliances. This is not true. The windows in my unit are cheap, several do not open others do not have screens and others do not lock. Most appliances are not new, the ones that are, are of cheap quality. Security is poor, in the past when I have reported issues security respond slowly and usually don't resolve issues. If something requires immediate attention at this complex, don't call security just call the police.
That being said, I like the management staff (they are friendly) maintenance staff will respond within a few days for non urgent requests, and quickly to urgent ones. They have repaired most problems but I still have ongoing issues with my air-conditioning and ventilation.
When I moved in a few years ago The Falls were very proactive about noise issues and bad behavior of the residences. That is not the case currently, a lot of my neighbors think they live in a dorm and not an apartment community.
When I can afford it, I plan to move. If you need an apartment at a low rent budget, this place is better than most, just keep your expectations low. The complex is called "The Falls at Cottonwood Creek" I have dubbed it "The Trickle at Scrub Brush Ditch".
