Item 1 ... there has been construction directly across the street for two years. They are legally permitted to start work at 7am, but frequently start at 6 anyway, despite complaints to the city. Live here if you don't mind waking to the sound of pile-driving.

Item 2 ... the "management" office follows the letter of the contract to the exclusion of reality. For instance, if you are inadvertently late with your rent ... even if you have lived there for years and never been late before ... they WILL be in court the next day filing to have you evicted. Obviously, if a long-term tenant fails to pay rent on time, it's an act of belligerent refusal necessitating that the management office be rid of them as soon as possible. Pay no attention to the apartment rental industry standard, tenant history, etc.

Item 3 ... if an aspect of the contract is no longer applicable, and it is pathetically obvious that this is the case, you will still be required to submit a document describing this fact. For instance, if you have submitted your 60 day move-out notice, moved out in less than 30 days, taking your pet with you, you will have to file a document stating that your pet is no longer living there before you can exclude the monthly pet fee from that last month's rent.

Item 2 and 3 indicate that the management company does not trust the on-site management to use their own judgement in dealing with issues, therefore, if you never have anything but predictable issues, live here and enjoy. Tires on cobblestone can be soothing ... really.
