Apartment Reviews for Hamilton Springs Apartments
Fed Up! (Pros and Cons)

Under the false pretense upon moving-in the Spring of 2008 that this was a quiet, country setting and the perfect place to call home. Advertised also storage and laundry room in the building. Well, moving day came and went - no laundry room and the storage room consisted of broken down appliances, bags of clothes and unwanted items from possible tenants/vacant/abandoned apartments.
(PROS)
The first three months or so was very peaceful, I bragged to everyone how much I loved my large spacious apartment home. Would sit on my balcony for hours after dark - blissful. Two (2) bedrooms and an enclosed den room that is large enough to hold a day bed, tall bookcase, etc., The kitchen is extremely large with a built in microwave. You have a personal alarm system in your unit (that is suppose to be a free amenity - who knows).
(CONS)
Second day of moving in I was greeted at about 5:30 AM as a mouse beat me going into the kitchen. After the reason for leaving prior apartment complex (Towson Crossings Infested Apartments) to see that absolutely ripped my heart apart. Just happen to obtain one of the maintenance mens' CP# the day before (two days prior - when I did a walk thru with him). In which I pointed out ALL the problems I saw visually. So I called him at 5:38 AM without hesitation in an absolute panic! In about a 1/2 hr he was at my door with about a dozen of sticky pads, cut a few and placed them in areas (kitchen and hallway). Not a pretty sight on your 2nd day of residence. After months of complaints, telephone calls, asking neighbors to "come get this out of here!" had a treatment done which included sealing holes (like dah!)
Rodents are rampant!
The Office, Maintenance, Porters and Housekeeping in my opinion (March 2008-September 2009) were the best ever! In just a year I've seen office staff and maintenance come and go, unfortunately - very unfortunate!
I'm not sure of the screening process for potential tenants - but it has to be very lenient. After about four months of living here a young single couple moved in. I've never experienced domestic violence in my life, much less heard it before. For over a year now I've heard the couple directly next door (bedroom walls are joined) curse, throw, slam and basically beat the crap out of each other. I've given up calling the police and the previous caring property mgr tried to intervene and then promoted else where. Now there is a baby (under a year old) most of his screaming starts at 12:30AM - 6:30AM; ear piercing, frightening screams. Same time of their move in last summer. The est. time of one month vacant (one bedroom) apartment to the left of me was now being occupied by a 24yr old with three small children and on several occassions young men frequented the unit. Loud rap music as early as 9:00AM on the weekends, traffic in and out of the apartment in the wee hours of the morning. Evicted due to illegally on the lease and over occupied - the unit was intended for her elderly brother. Not quite out yet - new tenant moves below with two teenaged children. Have no idea the adult females' schedule - but the two children were usually home alone. In and out of teenagers, constant noise and could hear animalistic sex at 5:30AM-6:00AM, throughout the unit except the kitchen. Pick a room - any room.
Evicted due to non-rent payments and disturbances to neighbors. The latest PM apparently never considered checking records of the building I currently reside (which was once considered one of the two quietest). Rented the 2nd floor (middle unit) apartment to a woman who is never home to supervise her three children 15yrs of age and under. M-F my alarm sound @ 5:00 AM to start my day. At appx. 5:30 AM this family starts and usually does not end until about 10PM when the adult woman/mother returns home and she begins. Heavy walking, slamming doors and cabinets...she talks so loud on her telephone you hear word for word. Matter of fact, on a day off from work 01/08/10 I was wakended at 6:32 AM due to her loud (assume) telephone conversation (assume, fore I heard) "ok then, thanks".
Previous Office Staff were very attentive and caring for the tenants...now....rent money appears to be the only matter of concern.
After all the problems myself and a few other tenants have encountered from the previous evicted folks. The ultimate smack in the face was seeing (fill-in) office staff leave, transfer and to receive a new one again! Communication level does not exist, constant voicemail, ignored emails. Not even sure if we have a full maintenance and housekeeping staff anymore based on the grounds and hallway conditions. I've given up the request for the hallways to be painted.
Requests upon moving in: To close the main entrance top window (when its hot, the heat enters - cold, the cold makes my heat works harder and bill reflects). Window remains open and BG & E has skyrocketed. Shortly, after the constant rodent sightings, droppings, I had the previous attentive maintenance pull out my stove. Discovered large industrial rat packets, etc., it was the most filthiest sight I've ever seen. I've seen cleaner alley ways compared to the condition of behind the stove. After that did a proper request in writing to have maintenance/someone assist me by pulling out the stove - so that I can properly clean it. That request never took place and response was "we didn't put the rat packets there - must have been the previous tenant (that means a pre-existent problem). Requested paint for hallway, apt unit and banister. Even went as far as asking for supplies and I'll do my own and the older tenant across the hall. Est., October 2009 pacified with putty color circled splashes of paint in the hallway covering graffiti and markings - giving the tenants the impression of work-to-come. Now January 2010 and no painting has been done.
Apparently, the new PM finds it unbelievable to believe that tenants under me could be disturbing me. I hear the constant running, jumping, thumping, slamming of their unit door, cabinets, closets. During the Thanksgiving and Christmas holiday I packed up and left my apartment because I didn't want to be disturbed with the children being out of school (holiday break). I confine myself on a daily basis to seek refuge in the 2nd bedroom because their noise is more prominent in the front room areas. I don't use my living, dining or den anymore - my fishbowl vibrates along with the walls and under foot when they begin the floor vibrates. In a nut shell the floors (w/carpet) and walls are paper thin. The plumbing is horrible - if my water is on, neighbors' below or basement level. The vibrating sound in the walls and pipes give of sense of insecurity; its as if the walls are going to cave in. Paying for water that smells of pnuemonia from the tap (suggests running for long period of time, paying for it or boil). Dumpster run-overs, tenants leave bags of garage on the balconies, trash litters the parking lot and sidewalks. Parking is madness - unauthorized parking in handicap spots and fire lanes.
After paying $17,157.00 in rent to date, water & sewage, exhuberant BG & E bills...
So much more to say...just fed up!
