omg, the mice and the bed bugs are the main problem but the noise and the maintenance crew are awful. I have called for an exterminator several times and as of today one has not come to my home. The apartment above is leaking something down here and the ceiling is about to fall and I have called 3 times and no one has come yet. this is not a home, it's a dump.

I just moved to Empirian Village Apartments and so far other then minor things that could be fixed I havent had any problems. Because I read all of the negative reviews I went in with a positive attitude about the whole thing...Far as bugs I had my apartment sprayed for them and I also did it again my self and I set combats around. If you be proactive and prevent things from happening then we wont have to worry about the drama. I have been so relax and drama free since i moved here and so far my building is quiet and I can say that I like it..So good luck to the former and future resdient and for the future resdients dont base your expericence on other people s expericnce find out for your self because it may be different for you.

it has been close to a year since i move to this place and i don't like it a bite.i really dont known why i move here. it the worst place i have ever live and i can't wait to move out in may. please if you value your life and your family life don't move to this place, is the worst mistake i ever made.

THIS COMPLEX IS RIDICULOUS. THEY ARE SOOO MANY MICE AND ROACHES ALL OVER THE COMPLEX. EMPIRIAN VILLAGE HAS MOVED ALOT OF SPANISH AND AFRICAN PEOPLE INTO THEIR COMPLEX, WHICH ARE THE MOST FILTHIEST, DIRTY PEOPLE TO LIVE WITH..THEY BRING AND TRAVEL WITH ALOT OF ROACHES AND MICE..THEY LEAVE THEIR TRASH ALL OVER THEIR BALCONIES AND IN THEIR HALLWAYS WHICH IS NASTY, AND ATTRACTIVE TO THE MICE AND ROACHES. OF COURSE AS EVERYONE HAVE ALREADY MENTIONED MAINTANCE ARE NOT STAYING ON TOP OF THIS INFESTATION BECAUSE THEY DONT CARE AND DONT HAVE TO LIVE WITH THIS PROBLEM..IT IS RIDICULOUS IN HERE..RUN..BREAK THE LEASE..BETTER YET, DONT CREATE A LEASE WITH THEM..

This is the worst apartment complex ever. I have complained reagarding the noise to the Police and management but nothing has helped. The bed bug and the mice are driving me crazy.

I have been living at Empririan for 3 years and am desperately looking for something else. Mickey has left and has returned and i can't deal with the rodents!!!! I'd rather pay more than to live under these circumstances! If you are thinking about moving here, don't...you"ll be sorry!

These people would allow you and your kids to sleep on the streets if your apartment was inhabitable. They are eagerly turning the community into a third-world sanctuary for illegals and the management is num to fires, roof leaks, ceiling caving in, bed-bugs and gangs that infest this community. If you love your children, you would take your section-8 certificates somewhere else.

This apartment complex is the worst ever. What the hell… If you are looking to move in here, you would be better off moving to SE DC. The service is extremely slack, as I type this, the roof in my bathroom is leaking from upstairs, and the roaches are of plenty now because of the huge hole the maintenance people cut to find the leak. These apartments are not even close to being worth what they are advertised due to the roaches greeting you at your door, and chilling around your unit while you are trying to entertain guess. No matter how clean you keep you apartment the roaches are of plenty. Don’t let the leasing office fool you. Because they are really not as busy as they claim to be. And if you question why these apartments are so expensive, they would say “It’s because of the location, Greenbelt metro station is right behind our complex, and then Beltway plaza is located on the opposite side.” That is a very LAME excuse considering the poor maintenance, the frail condition of the apartments and then, the FIRES… YES FIRES!!! The people are not the brightest bunch that lives here either… I mean don’t get me wrong, there are some nice people here, but man. Ghetto is an understatement. The kids are running around cussing worse that the adults, and the teenagers… OMG, really… They are at the playground during the day (school hours) having sex, and make’s out. It is a cesspool of mess out here… I stayed in Bladensburg, paid significantly less and had 6times better service from the office, and the people, well they where what they were. Oh yeah let's not forget that your rent fluctuates monthly. Yes your rent is a revalving bill htat is hard to predict. All utilities included, but there is not set price for it...My rent is $850 but when the utilities are added its suppose to be $910... Suppose to be $910... My rent has been $930, $963, $978, $960, $978 etc etc. What the **** is this all about.. I was in Bladensburg and my utilities where included and my rent was $770 consistantly. So what the **** is the problem here..... Maybe if they really stay on top of things like they should this could be resoved. But I've witnessed people actually break out of the lease and leave, and most people I've talked to are only here for a year and the move on.. When I leave to go somewhere, I noticed that people move out, and the apartments remain empty for months and some are still empty now. So it looks like people actually take these commentaries seriously cause there are about a building and a half of vacant apartments and that's not including the ones involved in the fire. Please go somewhere cheaper or if you are balling out move just over the boarder to Silver Spring/Takoma Park area, and get it in there.
I’ve lived in Silver Spring and it was the best, I lived in SE, and it was tolerable…. Empirian Village (AKA Spring Hill Lake) is not the place to be, I don’t care how desperate you are… DO NOT MOVE HERE!!!! RUN AWAY FAST, AND DETER ALL OF YOUR FRIENDS FROM HERE BECAUSE THEY WON’T BE YOUR FRIENDS LONG AFTER MOVING IN!!!!!! STAY OUT!!!!!!!!!

this place is nothing but trash nice on the out side but **** in the inside. have mice coming out of my walls ovens and dishwasher.. maintenace is lazy and verry un organized poeple they loose keys. dont do it unless u have a cheap *** deal.

the maintenance is below zero, the managment has cotton in their ears, safety is your personnal business , remember STAY AWAY!!!!!

Be aware cars are being vandalized at Empirian Village. I walked out to go to work on 02-24-09 and discovered that my car was vandalized among other residents. I notified management and they were like surprised...like they did not know this problem existed. I immediately wrote a letter to management (still waiting for a response). Although, police came to file a report nothing is not being done about the problem. This complex is the worst I ever lived and I can't wait for my lease is over in May of this year. BE AWARE do not move into this complex your car will be vandalized.

This place sucks. It is at the bottom of the slum lords list. The service is at the bottom of the pit. Something is always broken and it takes forever for service to come out a assess the problems; then they don't usually know how to resolve the issues. I would not recommed this apartment complex to animals.
