This is the first time I've rented an apartment and I found my experience with "Post" (formerly Alderbranch) at Fallsgrove was exceptional.


The move in was standard, but there aren't elevators in any of the buildings except the main office complex which meant we were left to walk up to the fourth floor with all the boxes and such. Our furniture fits in the apartment nicely and is enough space (a one bedroom) for my boyfriend and me.


Some of the general good things: the condition of the apartment was great. We are the second renters and overall the space was clean, freshly painted, and free from any major defects. We haven't had any problems with noise, but if anyone is in the hallways you can hear them clearly. This is rare though because the apartments are in an enclosed building with key codes to get in, so usually the people in the hallways are those who actually live there. This also means the areas are safer because people have to be let in if they dont have a key code. The area is beautiful with two lakes and well kept grounds (recently signs were distributed about cigarette butts which is an effort to keep the grounds nice). A new "urban garden" that allows residences to plant there own gardens for free was recently added to the amenities (the plots are limited though). The shopping center, though busy, is convenient and the 43 bus takes you right to the Shady Grove Metro.


Some of the general apartment problems: the garden tubs make a lot of noise when you stand in them which are where the shower is located and we learned from neighbors that all the tubs have that problem. The rent is also high at $1,420.00 for the largest one (1) bedroom that is offered. We are under the impression that this is the going rate for an apartment that is this well kept and are currently looking to buying a home instead.


In the case of personal problems: the garbage disposal was leaking terribly and caused the bottom of the cabinet to warp; however, this was fixed after a call to the service crew. The water heater has also been constantly leaking which we were unaware of and required fixing twice (renter on the first floor noticed water on her balcony/deck during a very dry week). We recently complained about a fellow resident who has been littering lately. So far nothing has been done about it, but the office staff did mention that they would put up signs.


Some neutral issues: the service crew has keys to the apartments and will leave notes with their picture and phone number on them when they are in the apartment if you aren't home. We also live in one of the buildings closer to the condos and houses away from the major roads, but you can sometimes hear the ambulances at night. It isn't too bad though. We dont use the other amenities really such as the fitness center or recreation room, but we do use the pool some and it isnt crowed. However, the pool isnt cleaned with chlorine, it is cleaned with something else (not sure), it has a very salty taste (but not suppose to drink the water, so Im rather neutral about it).


Overall, it is a nice place even with the rent being so high. I feel safe and am relatively happy with the company. I am inclined to believe that every place will have its problems and I am pleased that we havent experienced anything that cant be fixed or reconciled.
