98% of the apartments in Boxborough are rental condos. In this complex, about half the units are rentals. I lived there as a renter from 2003 to 10/2007. (There is a bug in this website. The most recent date I can enter for "To" below is "2006".) This condo complex doesn't have their own agent for rentals. Rather, unit owners who want to rent out their units choose their own agent. This means there are several agents for rentals here, and some owners act as their own agent. My agent was Independence Mgmt. They manage about 6 units there. If you rent a unit from this agent, be careful. They have very high standards for cleanliness at move-out and if the cleanliness isn't up to their standards, they will deduct a large fee from your security deposit. That is what happened to me. I think I do a good job of leaving my apartments clean, and I didn't have any deductions from my security deposit for any of the last five apartments I moved out of. What they are saying, in effect, is that the tenant must pay for "normal wear and tear". Of course they have a different interpretation of "wear and tear" than I do. In general this is a good condo complex. It is mostly well taken care of, though the mgmt company often put off for months making repairs I would consider critical. The sound insulation between units is good. However, the sound insulation on the outside walls is poor. My unit faced a parking lot and the snow plowing people made a God-awful racket, night and day. Also, there is a problem with the plumbing that they probably can't fix. This complex has two water heaters, for 48 units each. Some of the mixing faucets (on the sink and shower) are faulty in that hot water can cross over to the cold water pipes and vice versa. The result is when you turn on the cold water, you often get warm water for 30 sec. or more. On one occasion I turned on the cold water faucet and walked away from it for two minutes, and still the cold water wasn't cold. You also often get cold water from the hot water faucet, and must let it run for 30 sec. or more before you get hot water. The cold water is below room temp, and this can only mean one thing, which is that water from the cold water pipes is crossing over to the hot water pipes. This was a major pain in the butt. <P>
