Love My Apartment And In Response To Everyone Else

I used to work for a property management company up until 2006. When I moved to Dedham and into this property, only building one was complete. So, I have seen a lot of people come and go. As for the place becoming the "ghetto", guess what? As long as a person passes the criminal and credit check and the income qualification, you can't not let them rent - even if you know they are "ghetto trash". It's called fair housing and it's illegal. On top of that, even if they don't qualify income-wise, if they have a mom, dad, aunt, uncle, cousin, or even a friend who does income qualify, and they are willing to stick their neck out as a guarantor for this person, then gues what folks, you have to let them move in. It's the law. I don't like it, you don't like it, but it's the law. Do you think the people in the office want to loose their jobs or get sued because we want them to break the law to satisfy our desire for them to discriminate? Get real.

To the person who wrote on 12/21/2008... I have never smelled a "stench" in the hallway, but when you refer to people's cooking being the cause, I think I know what you are getting at. Either way, that's not management's fault and you should take it up with the occupants of that apartment if you don't like it and ask them to seal their door when they are cooking. What I don't get is how can a stench be caused by incompetence by mangement?
As for rent being raised, I'm afraid that happens at every property, under every company, in every state, and it happens annually. That's life. They pay part of our utilities and utilties rise, the cost to run the place rises, the supplies needed rises, and where does the money comes from? Rent. It's not free. Get used to it. It happens every year, everywhere.
As for snow removal, they have done an excellent job every year, working non-stop 24 hours around the clock. If you feel they are "playing" with a bobcat rather then working, then I think you should definitely report it to the office so they can talk to whatever company they use and resolve the issue rather then write a negative review on here as if it is somehow their fault.
As for dog poop and people not picking it up, when you see someone doing it, call them out on it and embarrass them or report them to the office so they can be fined.
Now, the "ghetto" problem. This one I love. Like I said, they can not discriminate as long as the people meet the criteria and a certain amount of the apartments by MA law have to be low income. How do we know that the management company goes over that quota? Highly doubtful they would want to. I know for a fact they have a waiting list for the low income apartments because I know someone waiting to get in. And she's not ghetto at all. She's elderly and white. Low income doesn't always mean ghetto. The waiting list to get in has been a year so far. With that said, it's highly unlikely they are going over the quota. We, as residents, only have ourselves to blame for the condition of this property. The parents of these bratty ass kids let them run around the halls causing all kinds of destruction. Carving in the sheetrock, drawing on the walls and elevator. People prop the doors open and break them and then bitch that they are broke. The condition of the property has been caused by US! So blame yourself and your neighbor!
We have ghetto ass blacks and black wannabes, white trash whites, and everything in between walking around this property like their crap doesn't stink, littering all over the place, causing destruction to the buildings, elevators and buildings and then taking it out on the office for the condition it's in. HELLO! Confront your neighbor and tell THEM you disapprove of their actions and those of their children. What kind of parent lets their kids run all through the halls unsupervised destroying things? Or lets them throw balls in the parking lot that hits other peoples vehicles with no care in the world? That isn't their car to be playing on or be damaging with a ball! Control yourself and your children!

To the person who wrote on 12/19/2008...
How can the management staff control construction of of their property? Not their fault. Annoying for everyone. Also, the gates being closed caused a big stink, but they didn't close them. The Town of Dedham did. Call them and ask them and take it up with them and them put the blame where it belongs and then go down to the office and give them and apology for lying.
As for the kids running around, again, why don't you confront the parent and tell them you disapprove or better yet, call child services and let them know about these little untrained brats.
About the safety issues. There was NO murder here, it was a suicide and it wasn't even a resident, it was a friend of a resident. Again, shame on you for lying. Go apologize to the office again. If you had come down to the meeting the office and police officer had with us, you would have known the facts and what happened. As for the assault, it happens everywhere, everyday, and it's unpreventable and unfortunate.
Management didn't run this place into the gutter, we are running it into the gutter. If we confronted our neighbors and kept a better watch and spoke up, it might be a little better around here. Management isn't here 24 hours. We are.

As for everyone else who complains about the rent and where the dumpsters are located... you knew how much the rent was before you signed the lease. Don't be stupid. Why did you sign it if you didn't like it? And if you didn't like where the dumpsters where, why did you move in? It's a VERY short walk from either building to one of the two dumpsters. Don't be a lazy fat-ass.

Oh, and as for no amenties for kids, you knew that before you came here too. So don't bitch about something you good and well knew BEFORE you ever moved in here. Personally, I'd loved to see you move out and takes your kids with you. Bye bye.

As for my satisfaction, I have never had a problem. I think they (as in the management company) had some problems internally with the first staff, but that was remedied. The office staff has changed, but for the better. I love the staff that is here now. The new maintenance is awesome with a VERY quick turn-around, less than 24 hours for a non-emergency. I won't be moving anytime soon and I'm mature enough to know rents change, inflation happens, and buildings don't damage themselves.

Clearly you are either new or on the management staff. First of all, I'm aware of the fair housing law. Its chapter 40B for Massachustts law. Its been in the books for almost 40 years and hasn't had a good impact on Massachusetts. Mass. is almost dead last in the country for affordable housing quality and availability. This law should be reformed or repealed because it doesn't work. So spare me the commentary on the fair housing law, I don't need a legal lesson, thank you. While you may be right on this on issue of not being over the quota, it certainly seems like it. Now on to the things you're wrong about. 1. I don't have kids. I don't have pets. My wife and I work hard for our money and for $1600+ a month, I should not have to form a dog shit task force. I understand that this is a tough one to enforce by management. The bottom line is that they made the rule, it needs to be enforced. Its a health hazard when people are piling their dog shit outside of building two next to the front door. 2. Come up to building 2000 and visit any given floor. You'll smell the stench. It does vary from time to time, but it does stink. No its not managements fault, but its still disgusting. 3a. You're right about the kids destroying the hallways as well. You're also right about people should actually be parenting their kids. However you are wrong about management's mistake here. These buildings should have cameras in the hallways. You'd then be able to catch these stupid kids and fine their parents accordingly. In addition, I'm sure that people would feel much more secure knowing that there are cameras around. I understand this may be a little big-brotherish to some, but I don't mind as long as its not in my apartment. 3b. Your line, "The condition of the property has been caused by US! So blame yourself and your neighbor!" is partially right. The former is right. However I will NOT blame myself as I have caused zero damage to this property. Just like the dog shit task force, I shouldn't have to form a douchebag task force either to find the people whom you accurately portray as "Their shit doesn't stink." There should be a leadership initiatve by management to fix this. There is none. This inititave should include literature to the residents along with some kind of rent discount initiave that is applicable to everyone and dependent on no vandalism happening. Those are just a couple of ideas. I'm sure people could come up with better, but its a start. 4. You either think we're a "Nation of Whiners" like that Republican fool who was an adviser to McCain, or you just don't watch the news. THE ECONOMY SUCKS RIGHT NOW. So, when you have residents who cause zero trouble, pay their rent on time, and are good citizens come up to you asking to negotiate a long term lease, you should listen. This is guaranteed reoccurring revenue for the property. That's something that is coveted right now by any company. I'm aware that the rent goes up. Its called inflation. Spare me the economics lesson. The value for your money is just not there with this place. We'll be out of here shortly and for almost $400 less, we're getting the same ammenities. Its highly unfortunate the management did not want to negotiate long term and their own loss. 5. I don't care about dumpster location. I know that was to "everyone else", but the location would probably be a little bit easier to swallow if you didn't need a bee-keepers helmet to throw out the trash during the summer due to all the flies. 6. I did not state that the snow removal company was "playing" around. The point is that the wrong tool for the job is being used. ...and here's another good complaint for the road that is completely representative of the incompetence around here. When there was an assault on the property last month, I completely agreed with the notification put out by management. The method in which it was delivered was rather stupid. It was the holiday season. People leave for weeks at a time. You're notifying people of a crime. Wouldn't it make sense to NOT leave a note wedged in someones door for weeks? That is inviting someone to break in to the place because they know its uninhabited. Completely brilliant move management. Let's invite more crime. Listen, I get it that you can't please all the people, all the time. I also get it that in a managed apartment, you're going to have issues with people's behavior. Not everyone takes pride in what their hard earned money goes to. With a large group of people, its inevitable that you'll have instances of this. At the end of the day, I'm not asking for perfection here. I just want to get the most for my money and I don't feel I do here.
