My husband and I moved in Three Fountains early 2012. Office staff always polite and willing to help , maintenance staff always polite and very quick to repair or help where needed . The grounds are always in top condition and clean , the pools are clean . The people that live here are so friendly , if you are looking for an apartment this is an excellent place to live , happy to be here and can not see my self wanting to leave ,,,, just a wonderful place to live

This place is advertised as 55+ but has to rent to a few 19+ because it's not ADA qualified. And it has problems... It has interior hallways, which are safer, but they're pretty smelly, and poor parking unless you pay extra. The exterior doors are very heavy to open for people with disabilities or an armload of groceriers. Lots of trip hazards, dangerous chuck holes and open electrical boxes and broken watering fixtures in the lawn, broken and crumbling exterior steps. And the fountains are always broken and dirty. Maintenance is very poor all over; housekeeping is good to poor depending on which building you live in. Problems like stained carpets, tacky community rooms, broken locks, dirty public areas; and broken features like the pools and saunas and exercise equipment means you're going to pay for services that aren't delivered. And you not only pay your own utilities, but a share of all the property utilities too.... which you have no control over. This can run an extra $50-100+ per month. Some areas have problems with cockroaches, but not all.

The complex is built in a circle, so you have your choice of views. Units are pretty quiet. Each floor has coin-op laundry rooms and trash shutes. Heat/air is so-so, bottom units can be cold and upper units can be hot.

It's close to shopping and bus lines. Very convenient.

Most tenants are elderly and pretty quiet, but it's not a retirement center. Office staff is good, but managment is very weak. Too bad the management company they work for is so unresponsive. It could really be a showcase community if someone would fix it up and take care of it. The current owners certainly don't.

This is a nice, friendly and fairly safe place to live. I can't say enough about how nice and friendly my neighbors are up and down the hall. Even in other parts of the building, for the most part, they are nice. Mostly elderly who know how to behave, but there is a younger couple above me who are nice. Only complaints? There are drafts in the door and window frames so it's chilly in the winter in living room and bedroom. Perhaps window film would fix that. My other, more immediate problem is DTV (by choice, not force). West side, even with the box, no tv next month. Signals blocked by building. "Rampid, gossipy grapevine?" That person should check out the south side of Everton in the Lamplighter Edition here in Abq. Bad, bad, bad there!! Watch your back there east of Chelton Dr.

Excellent apartment complex. Have never had a problem with neighbors (mostly 65 or over). Most are friendly once you talk to them or leave you alone. Management is very helpful and friendly. They immediately know who you are when you go into the office. South parking gate is sometimes broken, but have never had any break-ins. I feel extremely safe with the controlled access doors to each building. Overall I would currently recommend to anybody. There is a Wal-Mart being built across the street which could quickly change the noise and safety levels.

from day one, three fountains has been excellent. yes there are many older people (over 65) living here and so that makes for some grouchy residents but after a few attempts at a friendly conversation, they really warm up. The facilities are great. Warm indoor pool open year round, great hot tub, two pool tables, communtiy puzzle/tv room! what more do you want. THe outdoor pool is just as great, its heated and kept clean. however its not open until after memorial day. every apartment has it's own balcony, mine overlooks the outdoor pool, Great view! private in the summer because the trees are leafy. As far as maintenence is concerned, the people are so nice. Air conditioner/heater filters are changed yearly, and they come in and do it for you! same with bug spraying! The only thing that has ever really needed maintenences attention was when the freezer was dripping water into the fridge. i called, and the maintenence came first thing the next day. To sum it up i love it here! the only reason im moving, is because i have to move to Denver. I highly recommend this apartment! <P>
