DO NOT RENT HERE UNLESS:

You love fire trucks wailing some 4-5 am in the morning followed by construction noises from 6:30 am (for at least 3 years into the future as they are building out new buildings to the north).

You love deceptive management who claims that Duane Reade and the Amish Market is set to open mid-2007, yet still no where close to opening over a year later.

You love being force-charged unreasonable amount of amenity fees for what should have been included, specifically for the gym. Gym is nice but no option to opt out, hours are ridiculous, opens late in the morning, close early at night.

You love to live in a toxic area with occasion gas leak smell in the living room and rotten fish smell in the bedroom. Apt. interior looks nice at first glance, but made from sub-par products, hideous parquet floors. Might have to do with remediation work but smells strongly of gas in the living room at least twice a week. Occasionally, the bedroom smells like stale cig. smoke or choking rotten fish smell that seems to emanate from the a/c even from it's turned off.

Last but not least, the 7 train that will get you to work or shopping in Manhattan is erratic, fudges up on the hottest days in the summer or coldest days in the winter, leaves you stranded to take a car or walk miles to get to alternative trains. Unless you're a fitness guru, think again about moving here. Sure it's just across the river. Sure it's just one station from grand central, but my gf got stuck in the tunnel under the east river for one freaking hour yesterday because a switched fudged up in flushing. Hell, they decided to turn off the A/C or ventilation system too, right in the middle of summer.

You are better off paying a premium of 500 in rent and living in Manhattan. Queens is still a world away, regardless of what brokers try to tell you. No it is not an up-and-coming neighborhood, surely not in the next 3-4 years.
