I have lived at the Mallard Landing apartment complex for about 9 months. I have enjoyed my time here. The grounds of the complex are always well kept and quite scenic. The apartments are within walking distance of a plethora of dining options and a multitude of contemporary shopping options. The office staff is friendly, attentive, and easy to get along with. I feel safe in my apartment and the surrounding area, often going for jogs after dark. The amenities are adequate. The gym has older equipment and lacks the variety of equipment to be truly useful. The tennis court and pool are both positive. My neighbors are pleasant and I don't have any noise complaints. The detached garages are nice, but lack garage door openers. The apartment itself is acceptable, but not great. The unit definitely shows its age. The appliances and fixtures are dated, the carpet is thin, there are no ceiling fans, and everything is built with lower grade materials. I pay $925 per month for apartment and detached garage. If the rent was lower at Mallard Landing, this review would get 5 stars, but compared to other apartment options in the community, Mallard Landing does not represent a good value, therefore I have given it 3 stars (I was torn, an nearly gave it a 4).

If you like a lack of response to maintenance requests and don't mind the fact that management seems confused (we were hassled about fees we'd already paid and management couldn't even figure out how much our rent was supposed to be-keep records of everything you are quoted in emails, etc) then Mallard Landing is for you. We really like our townhome, but the constant headache of dealing with the office staff is ruining the experience for us.

While our year at Mallard Landing was great, our move out really stunk! When we left the apartment we left it in pretty decent shape, floors were vacuumed, and swept, appliances and fixtures were clean, not sparkling, but clean enough to fix food in and bathe in There was normal wear and tear, including a burn spot in the carpet where an ember popped out of the fireplace, even with the curtain closed and a couple of stains in the second bedroom, but nothing huge or requiring a complete recarpeting. We had used a carpet shampooer several times during our lease to get the heavy dirt out. When our final statement arrived, we found we were being billed for recarpeting!! I will be discussing this with the management! Anyone with half a brain and some skill can cut out and replace bad spots in carpet and this being typical low grade carpet that goes in any apartment, it would have been no big deal! Did they do this, nope and charged us for extra cleaning! I guess they decided that since we got a deal on our security deposit and did not have to pay a monthly pet fee (due to negotiations when signing the lease) they were going to get their money one way or another! We have lived in many (nine to be exact) other apartments and this is the first time we have been billed this much for repairs. We typically get our entire deposit back! Unless you leave the apartment in move in condition, I would give serious thought to considering this Hills community.

Lived in 2 BR, 2Bath on 1st floor for a little over 1 year. Apartment was small and dated, but did a pretty good job of blocking out exterior noise. Enjoyed the tennis courts and pool, however fitness center was in drastic need of overhaul and the few machines they did have were broken the majority of time. The staff was quite friendly and helpful when needed. Overall, our experience wasn't terrible, but was definitely nothing special either. <P>

alot of the workers there have no idea how to do real Handyman work , all they do is patch something instead of fixing it. I have had to call for the same problems on Many occassions , and no one ever wants to do a complete job. The office manager is Rude and offensive, but the staff is quite nice. The buildings need a style makeover something 21st century or atleast late 90's <P>

We have lived her for nearly five months and love it. We got the 1st floor with a fireplace unit that we requested. Even though we face the parking lot, it is always quiet. We never hear our upstairs or next door neighbors. <P>
The apartment was clean and in great condition when we moved in, maintenance responded quickly to our lone complaint and it was resolved. We have visited the pool many times this summer and it has been great! <P>
A small park is within .2 of a mile and the elementary school is in .3 of a mile. Pne would never guess that we areliving within .5 of a mile from a bustling mall! <P>
The staff knows us by name and is always friendly. We would recommend this apartment complex to our friends and family! Mallard Landing is a great place to call home!! <P>

I've been here for over 8 months and I don't have any complaints. The apartment was freshly painted and the carpet was professionally cleaned when I showed up. I had requested to rent a washer and dryer and they coordinated it for me and delivered them the day I moved in. I requested a second floor apartment with cathedral ceilings and fireplace and that's what I got. I love it. I never hear my neighbors, and only see them ocasionally, which is good for me. I only have one car but I've never had a problem parking right in front of my building. I go to the gym very frequently and all the machines (2 treadmills, 2 bikes, 1 cross trainer and a multi-weight station) work well. The TV was out for maintenance for a couple of months, but it is back. There are also plenty of free weights. I have no complaints. It is not a luxury apartment, but it is very nice. I highly recommend it; it is a great deal for the price. <P>
