Our Review for Park Valley Apartments

Nestled between CA-163 and I-805, the homes at Cabrillo Springs offer spacious living merely 10 minutes from downtown San Diego. Reviews mention that they are great for working families and are also pet friendly with well-kept lawns and gardens. Tenants can grab coffee at Starbucks or Hot Blend Coffee. Subway and Sushi Diner offer nearby options for dining, and there are also two grocery stores in close proximity. Cabrillo Heights Park provides trails for adventuring outdoors. There are mixed reviews on the maintenance staff, with some previous tenants having difficulty with requests for repairs. While some reviews note problems with loud neighbors, pests, and limited parking, other recent tenants did not experience the same issues.

I love my apartment. In my building the bad seeds were weeded out, but you can't blame the complex for them. You know the people put up a front when they try to get a place so there is no way that the management could know what's going on unless someone tells them. The new team is great in my opinion. Since they came on board the place looks so much nicer, cleaner, and the landscaping is kept up. I personally think most of the folks who complain actually have an underlined issues. And come on, where are you going to get an apartment the size of these for the price. Remember its not Lakeshore Drive with $1000 rent for a 1 bdrm, so don't expect that.

Oksana, Sabrina and the new lady are all great and very courteous, so cut them some slack please.

I moved here a year and a half ago. They have changed management/owners 4 times. Finally, this last owner is willing to spend money to fix things up. It's a slow process, the place was left in severe disrepair from the previous owners. They seem to have an extremely high turnover rate in the maint. department, which also explains why it takes a while to get trivial things fixed. I have found that they really do try to get to repairs/requests in a timely manner, though. Have not seen a roach in 6 months, the last treatment they did said it would last for 2 years!
My biggest gripes lie with the residents who have no respect for themselves and others.....guess their Moms didn't teach them right. They empty the trash from their cars on the ground, every day. I first thought the litter was from kids....until I watched many, many adults doing this. (Most of them were within 20 ft. of the dumpster!)
The dog owners who let their dogs crap EVERYWHERE.....(on the curb, in the landscaped areas, on footpaths)....and there are more than a few violations of the 35 lb rule. Pitbulls, rotweilers, and labradors are a little heavier than that...they leave turds almost that big, though! Nobody picks it up after their dogs here....."landmines" abound!
Those two things are residents fault. It's up to us to not let our neighbors be nuisances, if you see something, open your mouth!
Lastly....one of the reasons I moved here was because it was surrounded by forest.....should be beautiful. Again, residents throw their trash in the trees and weeds behind the buildings.....they're PIGS! I would like to see the apt. complex get a few people back there and have them spen a day cleaning up our "wildlife" area.
Behind the buildings is nothing but a mudpit......I'm hoping they try to do something to fix that this year.

I have lived her for almost a year. No real problems to speak of. Things have gotten so much better with the new people in the office.

I have called since september for them to spray my apartment for bugs. SEPTEMBER. I also emailed the private company in november to see if they could do anything about it they said they would have me first on the list within a month I still have heard NOTHING. No one cleans the halls even though it says in my lease it will be done once a week. My neihbors below and surrounding scream and argue at all times of day. The will turn off the water during the day and not tell you. I feel taken advantage of really. 2 weeks before christmas I recieved a letter on my door from the electric company saying my landlord had not paid the heat bill and my heat and hot water would be turned of december 23rd due to non payment owing 1600 dollars just for my building (1 of 20) People deserve better then this dont do it to yourself!!!
