I needed an affordable place to live and let's just say, this is not it. After a meeting with Connie, I was whisked away to the model unit which was clean and renovated. Then, I got to my apartment and it was renovated too. Except this time, with patches of carpet cut and pasted, a cockroach-infested unit and a neighbor who preferred the musical stylings of Pitbull below me until 2 am.
The parking lots are poorly lit, the central basketball court attracts non-residents in the summer with unscrupulous young men who look like they're just waiting to jack you up, trash that overflows in the
dumpster and common hallways where sound carries like a telephone. They rent to anyone: welfare recipients, drug dealers, gang members, strippers and the like. As long as you work and you're not a registered perve, you can rent! Bums hang out on the stairs
drinking their 40s so you can't get into your apartment without feeling like the barrio. Cigarette smoke lingers through other units. Pot smoke lingers through other units. Kids scream all night and you can hear it. I've called the cops at least 3 times in a month for various things: noise, drugs and mysterious people leaving apartments all hours of the day. The cockroaches are a huge problem. They do mandatory treatment and baiting every 3 months in all units and if you don't comply they charge you $75. If your car tags are expired or a window is broke or something else they will tow your car, and I can't figure out why still?
The front office goes through leasing agents like Grant taking Richmond. It's ridiculous. What they show you may look all shiny and new, but be forewarned you're just a mugging or rape away. If you live here, keep your gun loaded, safety on in an area way from kids, get you some pepper spray and a baseball bat. You can't hook up a security system so you have to provide your own: we don't recommend going without one. Also, they bribe residents with free gift cards to leave positive reviews and rental incentives. Don't fall for it.

Disturbances to neighbors - including noise disturbances – are taken very seriously. We request any complaint be submitted in writing after which we send out warning notices. Residents who fail to comply with the rules that govern the quiet enjoyment of the community will ultimately be evicted, but there is a legal process that we must undertake to accomplish this end goal. That process is not a short one, and we understand that it can cause frustration for those who may continue to be disturbed during the process.
All applicants undergo both credit and background checks. Anyone with an appropriate credit score and without felony records is welcome to rent here in accordance with Fair Housing Laws.
Pest control is also something we take seriously. We contract with a professional pest control company that treats apartments/buildings on a regular basis as part of an on-going preventative measures initiative. Yes, the treatment is mandatory in an effort to keep pests under control. The non-prepared fee is an incentive to encourage residents to allow us to treat all units; failure to do so may cause pests to move from one apartment to another.
Inoperable vehicles and/or cars with expired tags are towed. Our community is not meant to be a storage facility for cars that cannot be driven.
Non-residents do try to use our basketball court from time to time. If we are made aware of it, they are asked to leave. Repeat offenders have received trespass citations from the sheriff deputy. According to the police incident listings, since the new management company took over in May 2011, there have not been any violent crimes on this property. Security alarms are not provided, but as you indicated, residents are permitted to install them.
Gift cards are not provided for good reviews. We do encourage all residents to review our community just as most business do in today’s world. Leasing and renewal incentives are offered, just as they are in most apartment communities.
